band area. The owner feels that the sign is not: too large. They believe that the sign will be an
improvement to the site. Mr. Harnick indicated that the "K" makes the signs square footage
seems larger than it really is. Mr. West indicated that they are requesting only one sign. Mrs.
Sergi questioned the size of the two sets of letters. Mr. Harnick commented that the side
letters would each be 14 1/2 inch high. Mr. Kelly voiced that the adjoining stores have smaller
signs and the applicant suggested that the corporate office wanted their signs to conform. The
city would also want the signs to conform. The City does not want to see signs larger than code
allows. He feels that the sign would over power the site. Mr. Kremzar questioned if the letters
need to be so big for being so close to the street. Mrs. Sergi questioned the hardship and what
size letters would be allowed on the sign, if built to code. Mr. Harnick indicated the hardship
is the sign is the corporate logo. He had not worked out what size letters would be allowed
following the code. Mr. O'Malley questioned if Mr. Rymarczyk knew if the sign would be to
code if the "K" were not so large. Mr. Rymarczyk indicated that he would need a firm
dimension as he would prefer not to scale, estimate or eyeball what may or may not be to code.
Mr. Harnick suggested it would be 3-feet high by 25-feet 11-inches. Mr. Rymarczyk
questioned if the applicants had a standard sign in a smaller dimension at any other store. He
further questioned if all the other stores had the same wording. Mr. West suggested that none
of their 75 other stores had smaller signs then this one. He also indicated that he knew of one
store that. only had Half Price Books on their sign. Mr. Rymarczyk suggested that if the
applicants only used Half Price Books the sign would conform to code. He also questioned what
would happen if the variance is not granted. Mr. Harnick .stated that is why we are before this
board we want a variance for the corporate logo. Mr. West indicated that is only one store that
has half price books only and the building is a lot smaller. Mr. Kremzar questioned if the
applicants need for a variance was due to the two existing signs. Mr. Rymarczyk indicated that
the reason the applicants require a variarice is for their sign only. Mr. O'Malley questioned
how tall the other letters in the other stores built are. Mrs. Sergi questioned if the smaller
letters were 12-inch instead of 14-inches and the large "K" was decreased in size if the sign
would meet the city code. Mr. Rymarczyk questioned how much neon signage would be used.
Mr. West suggested they would not use any more than what code allows. Mr. Kremzar
questioned if the applicants were sure they could not decrease the size of the sign. Mr. Harnick
answered no this is what we are requesting.
W. Kremzar motioned to grant Half Price Books of 4687 Great Northern Blvd their
request for variance (1123.12). Which consists of new signage and that the following
variance be granted: 1. A 23.67 square foot variance for a wall sign (code permits 80 sq.
ft., applicant shows 103.67 sq. ft.) Which is in violation of Ord. 90-125 section (1163.24
(b)). J. Maloney seconded the motion, which was unanimously denied. Variance Denied
IV.
