It makes sense, if new business is going to be built, that the landlord should be <br />responsible for maintaining signage. Mr. Maloney said on the western end of town he can see some of <br />those residences coming down and other retail establishments going up in the future. This would be a <br />good starting point. Mr. Kelly said his question is will this be for any new construction or new strip <br />mall. There can be a little problem trying to extend it on an older one where there is precedence. He <br />can see for new construction that this could be good and accepted as is. Mr. Maloney said it should be <br />up to the landlord to have the total sign package to encompass his parcel and if any changes come <br />down the line, it is the landlord's responsibility to come with his tenant with the sign package. <br />W. Kremzar made a motion that the request made by J. Maloney on behalf of the Board of Zoning <br />Appeals be submitted to Council, and that the board in a separate communication will indicate it shall <br />take Councilman Nashar's comment under advisement. The motion was seconded by J. Konold and <br />unanimously approved. <br />Mr. Maloney said with regard to Mr. Nashar's memo, he thinks they are all aware of the signage and <br />they do take it into consideration. The board will indicate it received his memo and discussed it and <br />will take it into further consideration. He said to make a note in the record to Mr. Nashar that the <br />board discussed his memo and will take a strong look at future signage requests as they come through <br />our City. <br />V.
