The landscaping will be revised to show the different parking pattern, more evergreen <br />elements on bodi the north and south side of the lot. The dumpster is to be moved to the north east corner of the site. <br />The entrance along Clague with flie island will show more landscaping to help block the traffic flow through the <br />parking lot to block the headlights from shiiung in the homes of the west side of flie street. Use landscaping at the <br />entrances to buffer the lights. B. Zergott seconded the motion, wtuch was unanimously approved. The applicants <br />will return to the Arclutectural Review Board after Planning Commission. Tabled 11-19-03 <br />Ganlev Westside VW; 25600 Lorain Road: (WRD 1) <br />Proposal consists of flie construction of a flurd buildmg, which will be 34,200 square feet and house Ganley <br />Westside VW. J. Crook motion to approve the plans as submitted with the comments of additional landscaping by a <br />variarion of plants. The addition of gray horizontal bands on the building. The mounds with fencing added along <br />flie abutling residents. Mr. Zergott strongly suggested Planning Commission have the applicants talk to the owners <br />to address the other two buildings being tied into the new building to enhance the site. J. Nader seconded the <br />motion, which was unanimously approved. Tabled 11-19-03 <br />Arclutectural Review Board needs to review the proposed 2004-meeting calendar. Approved 11/19/03 <br />DECEMBER 17, 2003 <br />Dunkin Donuts/ Baskin Robbins; PP# 237-09-005 (Clauge Road: (WRID 2) <br />Proposal consists of construction of a new Dunkin Donuts/ Baskin Robbins Retail building. <br />J. Crook motion Dunkin Donuts/ Baskin Robbins elevations be modified to bring the sandcasfle brick all the way <br />down to the pavement. That the site plan be modified such that on the south side additional evergreens and <br />mounding be added with additional attention brought to flie fence by Planning Commission to eatend to the east <br />property line and with eiflier planting, mounding or fencing complete screening of car lights. The final landscaping <br />plan is to be submitted to the chairman for review. B. Zergott seconded the motion, which was nnanimously <br />approved. Approved 12/17/03 <br />Ganlev Westside VW; 25600 Lorain Road: (VVRD 1) <br />Proposal consists of the construction of a third building, which will be 34,200 square feet and house Ganley VW. B. <br />Zergott motion to accept Ganley Westside VW of 25600 Lorain Road as presented which includes the gray accent <br />bands. The landscaping plan is approved changing the white pint to a mixture of Norway-spruce and Austrian-pine. <br />The Planning Coitunission will address the type of fencing. Landscaping is to be added across the east property line <br />to be pine and spruce again to buffer any future development, when it accrues. J. Crook seconded the motion, which <br />was »nanimously approved. Approved 12/17/03 <br />Sarintcom, Inc.•27351 Butternut Ridge Road; (WRD3) <br />Proposal consists of the construcrion of a telecommunications monopole at the southwest area of the North Olmsted <br />Football field, which will include flie reinstallation of the existing lights. B. Zergott motion to accept Sprintcom, Inc. <br />of 27351 Butternut Ridge Road as presented with the change in landscaping to be 24-inch taxus sebian, 3-foot on <br />center. J. Crook seconded the motion. Mr. Conway asked if the board had any recommendation on the width of the <br />driveway. Mr. Zergott did not have a recommendation. Mr. Crook asked how often the applicants would travel the <br />driveway. Ms. Ahabinski indicated that it would be accessed a maximum of once a month and the truck will be a <br />Chevy van and have the sprint logo on the side. They go to die site at 3:00 a.m. Mr. Zergott asked if flie applicants <br />would be replacing the enrire driveway, which is blacktop. Mr. Richards stated that it would have to be widened to <br />get flie truck to flie site. Mr. Conway stated the applicants would have to place a substantial base to support a truck. <br />Mr. Zergott indicated they recommend the driveway be one lane, but the walking path be built to handle the traffic <br />wluch would mean to replace flie entire existing path. Again Mr. Crook seconded tlie motion, wtuch was <br />unanunously approved. Approved 12/17/03
