connecting them so residents can walk between buildings and see the courtyard areas below. <br />The landscaping areas were designed to buffer the rear residents. They will try to preserve as <br />many trees on the site as they can. There will be 8-foot mounds with 8-foot board on board <br />fences around the entire perimeter of the site. The first 75-feet will be cleaned but remain in <br />it's natural state along Mitchell Drive. Mr. Zergott questioned if the applicants contacted the <br />City Forester. Mr. Berryhill indicated that the City Forester had been to the site and they <br />arranged for a tree survey to be conducted around the holiday season. They are looking for <br />ways to de-emphasize the Target Store so it does not look like one big-box store. Mr. Renzi <br />suggested that their intent has always been the type of lifestyle center the board was currently <br />viewing. He briefly covered that other lifestyle centers appear to have living quarters above <br />the retail but they are fake facades. This lifestyle center will indeed have family units on the <br />second and third floors. Buildings "D", "C", &"B" will house retail and residential units. <br />Target will be located on the southeast corner of the site and stand-alone. The fagade of the <br />retail has been created to allow each of the individual storeowners to have their own sign <br />bands and entry. The retailers will have outdoor space for activities such as dinning and <br />shopping. The second and third floor will have a residential appearance. The buildings will be <br />close to Brookpark Road and have a Western Reserve architectural feel to them. The <br />hardscape and landscape will be a big part of the development. It will be a comfortable space <br />as well as an experience for the community this site will attract people from all over and be a <br />great entrance to the community. There will be cornice work as well as gable pitches. It will <br />have bay-window treatments, awnings, light-poles to maintain the Western Reserve look. <br />Board member's questions: <br />Mr. Zergott requested the applicant indicate what building materials would be used on the <br />buildings. Mr. Renzi suggested they were thinking the main base would be a large-scale <br />masonry unit to resemble stone. The darker colors for right now are shown as brick and there <br />is a bunch of different possibilities, of size, textures, colors and that is what he would like the <br />boards opinion on. Currently they have not selected any materials. However, at their next <br />meeting they will have them ready. Mr. Zergott questioned if there would be any green- <br />space or play area for the residents. Mr. Renzi suggested that there was so much opportunity <br />for interactive retail that brings an interactive play into the mix. There is no outdoor <br />recreation area at this time for the residents but there is the outdoor space in the courtyard. <br />Mr. Berryhill indicated that this type of center would not have outdoor space for residents. <br />The residents would be encouraged to use the local parks and recreation areas. Mr. Renzi <br />indicated that they are not providing any area for outdoor storage "nor" are the balconies <br />designed to be used. Mr. Crook questioned the Connection Bridge, as it is not shown on the <br />plans. Mr. Berryhill suggested that he envisioned an open bridge with a turn column with <br />plants hanging over so the second floor can people watch. There will be park benches and <br />seating areas along the front walk area. Mr. Barnett questioned if the rear of the buildings <br />would be the same as the front as there are no plans showing the rear elevations. Mr. Renzi <br />suggested that the materials may be the same but there will be no windows in the retail <br />because the delivery service will be in the back. The residential rear will be a mirror image to <br />the front, which is what is shown now. Ms. Nader questioned if there were any plans showing <br />all elevations for the board to see. The plans in her packet are not the same as what the board <br />is viewing in front of them. Mr. Berryhill suggested that this is an evolving process. Mr. <br />Zergott commented that it looked like the applicants are evolving backwards not forwards. <br />Mr. Crook suggested that although he likes the concept, as it is new and invigorating he is <br />not sure how the rear of the buildings will function, as they are not shown. He questioned how <br />the customers and residents will interact along the rear of the buildings as it integrates the <br />services, retail, and residential entrances. It is not clear, how it will clearly function. Mr. <br />Renzi suggested that most of the parking will be in the rear of building "C" &"D" with an <br />2
