arcade between the two buildings. The shoppers will walk througli the arcade to gain access to <br />the retail shops. Mr. Crook questioned if the retail -spaces have rear entrances. Mr. Renzi <br />suggested that if the room was there and the retailer includes it in their layout there might be <br />rear entrances. However, they will not encourage 'rear entries for the retail shops. Mr. <br />Zergott questioned how the applicants were going to make sure the residents and shoppers <br />are not just looking at backdoors like a strip center. Mr. Renzi suggested the materials would <br />be the same. They would ha've solid doors with the name and number of the tenant it would <br />be obvious that the entry is in front. There may even be signage to direct them to the front of <br />the site. It wont take long to figure out it is the back of the site and find the path that will lead <br />them to the front entry. Mr. Zergott questioned if all the tenants' signage would be the same. <br />Mr. Berryhill suggested that they are thinking of developing a sign code for the site but it has <br />not been developed. Mr., Zergott questioned where the dumpsters would be located for retail <br />and residential. Mr. Renzi suggested that one of the rear paths into each of the three building <br />has a service court area which is used by all tenants. Mr. Crook commented that the court <br />area needed to be looked at as there is too much activity based around that area. Mr. Renzi <br />suggested that it is not uncommon for the residents, shoppers, services, and everything else to <br />be neatly hidden in the same space. Mr. Crook commented that the current plans being <br />reviewed looked more like an urban area not Western Reserve as suggested. The roofs and <br />elements on their plans are different than what the applicants are presenting the board. He <br />agreed with Mr. Zergott that the applicants are moving backward from what was preliminarily <br />approved in the beginning of the year. He questioned if it was due to cost factors or for <br />whatever reason but it is going backward. Mr. Berryhill suggested that the changes had <br />nothing to do with costs issues this is a study. Mr. Crook remarked that there needed to be <br />more variation for the current setting. Mr. Renzi questioned if the board 'was requesting <br />everything be more articulate following the style of the first preliminary picture. Mr. Crook <br />suggested that he liked the concept of Western Reserve and red brick would help bring about <br />that look. There should be more roof elements something not just mirrored images. Mr. <br />Renzi assured the board that it was not a problem to do a new scheme. Building "B" is now <br />three story so the roof and height need to be looked at. Mr. Conway strongly suggested that <br />the applicants not sacrifice architectural design for height. Mr. 'Zergott questioned where the <br />rooftops and air conditioning units would be located on the site. Mr. Renzi felt that the <br />residential units would be rear wall units, stand up P-Tec in the corner of an exterior wall with <br />a small grill covering the exterior the wall. The retail units will be a split system, there will be <br />a retail condenser on the roof and then an air handler unit in the ceiling space of the retail <br />units. All the units will be hidden from exterior view. He suggested that only the incoming <br />services would be housed in the basement of the garage. Unless there are central, broiler units <br />there will be a hot-water-tank in each separate unit. Mr. Zergott questioned awnings being <br />used and asked if'any thought had been given to using something else. Mr. Renzi believed <br />that awnings is a, study unto themselves and at this point one color was picked to bring the <br />plan in. Once they start to look at building materials, they will look at awnings, color <br />schemes, and maybe names on the awnings, but nothing has gone that far. It could be left up <br />to the tenants or made part of the sign package. Ms. Wenger questioned if there would be <br />retail tenants along the corridors between buildings "D" &"C" and "C" &"B". In the first, <br />preliminary drawings that were submitted, the entrances were not just sides of buildings it had <br />activities taking place as you enter the site to draw you into the lifestyle center. Mr. Berryhill <br />suggested that he envisioned the end-caps of the three buildings as restaurants, which would <br />have fronts, that wrap-around the corners. The end tenants will have two-sided facades so <br />there will be excitement between the buildings. Mr. Renzi commented that there are <br />residential entrances for each of the buildings, in the northeast corner of building "D", and <br />northwest corners of building "C" and "B", so those areas of the plazas are for residential <br />entrances also.
