• constant elevation there. Mr. Zergott said that is what he is concerned about, especially where they are 3 <br />feet below. He thinks that material will really get beat up by the salt. Mr. Strelau said they have some <br />substantial water within the right of way along Brookpark. Mr. Zergott said he is not certain who would <br />handle that. Mr. Yager asked who owns the parcel. Mr. Strelau replied Remington College owns it. Mr. <br />Yager asked who owns the strip center. It was determined that Developers Diversifiecl owns it. Mr. <br />Yager said Brookpark Road ought to be one coordinated effort. He said this particular owner has said they <br />will match what everyone else is doing and he can't think of a better request. He said if all the entities <br />along Brookpark come in and say that is where they are going, and it works for Mr. Zergott, it could look <br />great. It certainly needs improvement. Mr. Zergott said he loves the whole idea. It is just a matter of <br />getting the grade and the drainage right. Mr. Yager asked for the pole size at the rest of the center. He <br />said 30 feet for the poles seems enormous but it might be what is in the rest of the center. Mr. Rymarczyk <br />said there are 80 foot poles in the center. Mr. Strelau said there is a mixture of pole heights, 39 i/z, 30, and <br />20. Mr. Yager asked for the height of the poles closest to the college. Mr. Strelau said they are 39 1/2. <br />Mr. 5aleet said that going west on Brookpark, it looks like 39 foot poles. Mr. Yager said ultimately it still <br />needs to be a coordinated effort because it is really all one large site, even though it is broken out into <br />smaller pieces. They do not inind the buildings looking different but the site should look similar. There <br />needs to be some level of consistency. He said if the poles in the area are 20 foot poles, they should put in <br />20 foot poles. If they are around 30, they should put in 30. Mr. Zergott asked how late classes will go. <br />Mr. Saleet indicated classes conclude at 10:30 p.m. Mr. Zergott inquired if they have enough light <br />around the building for security. Mr. Yager said they do have a lot of lights along the building so security <br />should be fine. Mr. Azotea pointed out that safety is a huge issue for the college and they have a security <br />force at night. Mr. Zergott said he is not certain they can say what size light must be used. Mr. Yager <br />said they can instruct the engineering department to review and approve accordingly. Ms. Schulz asked <br />where the curb cuts are for the ADA ramps. Mr. Strelau pointed them out on the rendering. Ms. Schulz <br />commented that the southwest corner looks bad now. She asked if they are proposing anything there. Mr. <br />Strelau said it is pretty dense there. Mr. Zergott said regarding the west side and the southwest corner, <br />when the landscaping is being done, the city forester should stay in touch and make decisions on what <br />plants are healthy enough to stay and which ones should go. He said if additions need to be made, they can <br />be. He said they are doing a nice job everywhere else so why skimp there. He said that transplanting might <br />work but if the work is done in July, transplanting could be a loss. He said they might find it less expensive <br />to buy new plants and get the forester involved and let him determine what plants are worthy of keeping. <br />Mr. Yager suggested that the forester, Dave Wendell, be contacted right away. <br />M. Yager made a motion to approve the Remington College proposal as presented with the following <br />condition: 1). They have to coordinate with Galyan's and any other parcels along Brookpark Road <br />all the landscaping, mounding, and berming treatment. 2). The mounds are to be built as high as <br />possible. 3). They Rre to provide more perennials for salt management. 4). The pole height is to <br />match the adjacent parcels. 5). The forester is to review the west and southwest planting program <br />and coordinate the landscaping design accordingly. The motion was seconded by B. Zergott and <br />unanimously approved. <br />Within the framing of the motion, there was further discussion about the height of the light poles. Ms. <br />Schulz pointed out there might be 40 foot poles near the site and they need to set perimeters. Mr. Yager <br />said if there are higher poles, he would rather they all be the same as opposed to shifting up and down. He <br />said as "unthrilled" as he is with 40 foot poles, if that is what is around there, he would prefer that they <br />match. They are looking for it to be consistent. Mr. lZymarczyk asked for the location of the flagpole. <br />IO'Ir. Strelau replied it is on the building. Mr. Rymarczyk said they will need a variance for that. Mr. <br />Strelau said they need to get information to the building department on that before proceeding to the Board <br />of Zoning Appeals. <br />The clerk confirmed that the applicant will return for the Planning Commission meeting this evening at <br />7:30 p.m. in Council Chambers. <br />2
