explain. He cannot give more specific information because they could go in a variety of directions. Mr. <br />Yager said he can certainly recommend that they take a look at Suburban Collision Center. Ms. Schulz <br />said the suggestion to look at the previous AutoZone proposal that came through is a good one. It had <br />some nice elements and was approved by the board. Mr. Yager pointed out they might also consider <br />spelling Lorain Road properly. <br />M. Yager made a motion to table the proposal and allow the applicant to go back and review the <br />design and the site, and come back with a full submission to include existing photos and an <br />application showing the materials. They need to bring the appropriate materials, real blocks and not <br />painted block. He said they need to look at the mechanical systems and show where they will be and <br />how they will be screened. They also need to show the dumpster wall matching the material on the <br />fa?ade. The motion was seconded by K. Schulz and unanimously approved. <br />The clerk announced the next meeting will be September 17 at 5:30 and no further notices will be sent. She indicted <br />the applicant will receive an agenda and revised plans have to be submitted no later than a week before the meeting. <br />She indicated she will fax the applicant an excerpt of the minutes so he will have the list of items to be addressed. <br />2. Westfield Shonping Center (Great Northern Mall); PP# 236-09-002 <br />Proposal is to expand the north side of the center to include Galyan's. <br />The Planning Commission addressed the proposal 06/24/03 and 7/8/03. Board of Zoning Appeals granted <br />variance request 7/9/03. <br />Anplicant's Presentation <br />The following individuals came forward on behalf of Westfield: Roger Newbury, the civil engineer on the <br />project, Dale Burrier the landscape architect, Rich Kobe with Westfield, David Labus with Galyan's, Jim <br />Farrell with Westfield in Chicago, Steve Dumas of the Westfield Los Angeles office, and Mike McIntosh <br />the general manager of the mall. Mr. Kobe indicated they are adding a Galyan's to the mall along <br />Brookpark Road. There will be a couple of out lots added as part of the process. He indicated that Steve <br />Dumas will review the architecture and Dale Burrier will address the landscaping plan. Mr. Dumas said <br />that Galyan's is a great sporting goods and lifestyle tenant. They do a great job inside and out. It is very <br />experiential in nature. He reviewed the plans and said they plan to add a restaurant to develop a lifestyle <br />precinct along Brookpark. They will eventually bring some restaurants down by Sears. He said on the <br />exterior of the building they have a really nice look that creates a great presentation. There is a big glass <br />window and a nice canopy element that creates a big front door. He then reviewed the materials. He <br />mentioned the canvas awning that adds a sculptural element to the face of the building. He said the <br />building is mostly brick and stone. He showed a rendering of the two sides of the building and then a <br />sample of the brick. He indicated they may go with a redder brick. <br />Board Questions and Comnzents <br />Ms. Schulz asked if they have any samples of the existing building materials. Mr. Dumas said the mall is <br />similar to the brick sample they brought in. Mr. Kobe said the attempt would be to try to differentiate <br />stores. Each department store has its own architectural look and finishes, and they want Galyan's to do the <br />same thing and try to match the brick. Mr. Yager said thankfully it's already doing that just in the <br />character of the fagade. It is lively. It is so nice to see the mall in that area, which is so quiet and low <br />profile, have something in there that draws attention to people coming down Brookpark. Mr. Dumas said <br />the interesting thing is their standard entry element evokes the shapes that are already on the center. Ms. <br />Schulz said that is why she asked about the color because in a section of the rendering it all looks the same <br />color. She asked if they are trying to blend it. Mr. Dumas said they are trying to differentiate a little more. <br />Mr. Yager said he likes the physical dimensions from Galyan's to Brookpark. It is fun and pleasant. He <br />said to get people out to the mall is exactly what this mall needs. Mr. Burrier reviewed the landscape plan <br />and indicated there are shortened, re-located islands and new islands near out lot #2. The existing islands <br />have evergreen material and trees already, or they are mulched. For the new islands they are proposing <br />shade trees, probably a Cleveland select pear, which would mimic some of the trees to the east of the <br />proposed store. The existing islands with the pin oaks are mulched or have evergreens. The ones that are <br />mulched will have ornamental grasses introduced. He reviewed plant and grass types to be used.
