that out front, taking a twist from Jared Jewelers, they are bringing in some of the planting materials from <br />the out parcels and the Galyan's. Ms. Schulz asked if there will just be parking on the proposed out parcels <br />for the time being. Mr. Kobe said it will stay a parking area until such time as they have a tenant with <br />interest in the two out lots. Ms. Schulz asked if that is when they will put in the new islands. Mr. Kobe <br />indicated that is correct. Mr. Burrier referred to the area adjacent to Brookpark where there is a rise in <br />elevation a few feet, and there is the sidewalk and then the parking lot. There are existing maples there and <br />they will do a simple planting bed with ornamental grasses, day lilies, and barberry of a burgundy color, <br />which works well with the brick. They have a range of colors and movement. Ms. Schulz asked if the <br />Brookpark strip will be done when they do Galyan's or when the other out lots are done. Mr. Kobe said it <br />will be done as part of Galyan's. Mr. Conway asked what exactly they are pulling from Jared's. Mr. <br />Burrier said it is out on the strip in between the parking and Brookpark Road. Mr. Conway pointed out <br />that the Board of Zoning and Development was not satisfied with Jared's. The board's comment to them <br />was when looking off Brookpark, there is a sea of asphalt. They are looking for something to break that <br />visual. He said the Board of Zoning and Development will be looking for something in front of Jared's and <br />across the Brookpark entrance to alleviate that situation. Mr. McIntosh said he thought they liked the <br />landscaping on Brookpark. Mr. Conway said they were happy with the front of the store but going on <br />down they wanted more and they want to see that with this proposed site. Mr. Newbury said that Jared's <br />situation is that their lease is confined to the west end of the parking lot. Mr. Burrier said the planting <br />module that they have between the maples can be accommodating. It can be extended. Mr. Yager said <br />when he looks at the planting along Brookpark Road, in an individual module it looks nice. He asked if <br />they would want to create some mounds or inlets, or something that allows the eye to break from <br />standardization, if they start to spread that out. He said even if it is nice and elegant standardization, it is <br />still regiment. Mr. Burrier said they like to and on occasion get elevation changes. They have existing <br />maples now and they could get extra dirt, even from the Galyan's construction, and do mounding. They <br />have a slight slope and sidewalk toward Brookpark so they already have an elevation change. The plant <br />material is all going to be in the 3-51/2 foot range so there will be relief there. Mr. Conway asked if they <br />have approval from O.D.O.T. because all the plantings are in the right of way. Mr. Burrier said they have <br />not approached O.D.O.T. yet. Ms. Schulz said she believes they can do mounding with their plantings. <br />They can vary the plantings and grasses to give breaks at critical points, and she would suggest that for the <br />out parcels. Mr. Yager said one of the most awkward areas in the shopping plaza is at the entrance leading <br />from the mall and out to Office Max. He said there is not enough cueing for any more than just a few cars <br />there and looking on the south side, it has a similar scenario but a lot more cueing. He said if they are <br />adding the out buildings, they might consider this an appropriate time to work on that. They own the mall <br />and know how difficult it is with incoming traffic not stopping and stop signs at awkward locations. He <br />said he loves the idea of all the out buildings even though he is entertained that some time ago someone <br />came to the board and told them the proper parking ratio with the buildings. There are more out buildings <br />since then. He is ok with it because there are only a couple of times a year where it is an issue. He said the <br />more out buildings, the more exciting it is, the more people show up here and the more they buy. He added <br />that they are coming in with nice little buildings aesthetically. It brings value to the site, which is a benefit <br />to them as members of the city. Ms. Schulz agreed and said the entrance and exit issues need to be <br />addressed at some point. As retailers, they know the value of making it easy for people to get in and out. <br />Mr. Labus, from Galyan's, presented the lighting program. He said they typically use a parapet mounted <br />light that will go just over the fagade of the building. He handed out a color rendering of the exterior of the <br />building at night. They use a blue light that up-lights the underside of the barrel vault, which is very <br />dynamic at night. He said they have additional lights around the stone piers and tapered steel columns. <br />Mr. Newbury said in terms of site lighting they are planning to mimic what is out there now. They are not <br />adding any intensity and are maintaining the separation from the property line so they are not spilling <br />anything out on Brookpark. Mr. Yager said he wonders if the exterior lighting will be strong enough to <br />carry all the canopies. Mr. Labus said they now have upgraded their lighting and one of the reasons they <br />went with the E.F.I.S. and the recess is to get a more three-dimensional building. He said they found that <br />the recess sort of disappears at night so the lights weren't bright enough. The combination of the lighter
