E.F.I.S. along with a more powerful light centered on those areas will help. Mr. Yager said he wonders if
from the top they can highlight all the activity they have on the side fagade and down. There might be a
combination that serves thein better and draws the eye more into the building. He said that clearly the
entrance is dynamic enough at night to show case and highlight, but the canopies can be nice features. He
then asked if the mechanical units will be hidden. Mr. Dumas replied that they are hidden, as they do not
want them shown either. Mr. Yager said he is assuming they have some ideas on the out tenants that look
fun and pleasant and hopefully, they will be back before this board and pull it all together. He asked if they
included window framing colors on their materials list. Mr. Labus said it is a clear aluminum. Mr. Yager
asked if the stone is concrete. Mr. Labus said the photo is a better way of showing the stone. It is a
natural limestone. Mrs. Nader asked if the loading dock on the west side is sunken. Mr. Labus indicated
it is flush with the building. Ms. Schulz asked for a description of the gates going over those. Mr. Dumas
said there is a wall that goes along and landscaping in front of it. Mr. Newbury said there is currently a
gated court on the east side where the Galyan's is going. Ms. Sclrtulz said she likes the idea of inetal gates
at the loading docks. Mr. Labus said that as an architect he agrees they look good. He said operationally
they are inost often open and break easily. It is not a practical method for them. Mr. Farrell pointed out
there is a retaining wall on the plans. 10'Is. Schulz said there will be three loading docks visible from this
entrance and two restaurants that are adjoining on each side are next to a loading dock. Mr. Yager asked
what the hours are for bringing in product. Mr. Labus said the trucks come in the morning before mall
hours. There are Fed-Ex and UPS type trucks that come in during the day but they are less intrusive. He
added that trash collection would be done before mall hours as well. Ms. Schulz said this leads her to
believe that they can use gates. Mr. Labus said it would be tough engineering wise. Mr. Farrell said it
would be Galyan's trucks, their garbage, and they maintain that area. There was discussion about the
materials that were submitted. There appeared to be some confusion about the current plans and what was
previously submitted. Mr. Dumas said they can put gates on the loading docks. He said they will develop
more on the Sears end later. Ms. Schulz asked if there is glass or E.F.I.S. under the canopy of the store.
Mr. I)umas replied it is all glass. Ms. Sehulz said they have a lot of pictures before them and she is just
trying to get what they are proposing all straight. Mr. Dumas explained other packets of information were
sent out and he not certain what happened to them. Mr. Yager said the proposal they reviewed is different
from the proposal that is before them. Mr. Dumas said they are present to get approval on Galyan's. Mr.
Yager suggested he draw a line on one of the renderings and tell the board what they are looking for
approval on. Mr. Duitaas reviewed the fagade. Mr. Yager asked if he is including the loading that is
shown by two doors on the drawing. Mr. Dumas replied that is correct. Mr. Yager said the elevations
show it does not have a metal gate. Mrs. Nader asked if there is a dumpster there too. Mr. Labus said
there are two trucks outdoors and a fully enclosed compactor attached to the building. Mr. Yager said they
have to look at this differently because the plans are not the same as the plans they reviewed. Mr. I)umas
said on the west side there is a wall, a screening wall for the loading dock. The board reviewed the
rendering of the side of the building. Mr. Yager said what really matters is what is viewed from the front
and the question is, is there a metal gate. He asked how wide the area is for the dock. Mr. Labus said it is
approxiinately 40 feet. Mr. Yager said they are really talking about 18-20 feet of actual gate components
because they don't have to drive right up against the building and there could be 4-foot side guards. He said
the main thing is they have a loading dock at their front door and they need to hide it. It is a simple request.
These are small potato issues with day-to-day ramifications on the design. Ms. Schulz mentioned the
different landscape plans submitted. Mr. Yager said they have several different plans before them. He
asked if they are looking for preliminary approval or final approval. Mr. Dumas said they are looking for
final approval with conditions if needed. Mr. Yager asked which drawing they are seeking approval for.
Ms. Schulz said they cannot move forward based on one plan, one rendering, because there is a lot to this
project. Mr. Yager said they are being asked to look at a fagade that is probably the nicest fagade on the
site. Ms. Schulz said that is correct according to some of the pictures, but not true with all of the pictures
because the color is not right. Mr. Yager said he has always given latitude to architects that come in with a
nice design. They clearly understand proportions and dynamics. He asked if the board members want to
see a new site plan and new elevations that are consistent and together. Ms. Schulz said she is prepared to
6
