CITY OF NORTH OLMSTEI) <br />°'TOGETHER WE CAN MAKE A DIFFERENCE" <br />ARCHITECTURAL REVIEW BOARD <br />1VIINUTES - JUNE 18, 2003 <br />CONFERENCE 1tOOM <br />5:30 P.M. <br />1. ROLL CALL: Chairman Zergott called the meeting to order at 5:30 p.m. <br />PRESENT: B. Zergott, M. Yager, and J. Nader <br />ABSENT: K. Schulz <br />ALSO PRESENT: Building Commissioner D. Conway, and Assistant Clerk of Commissions A. Kilbane <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The Architectural Review Board minutes dated April 16, 2003 have been submitted for approval. <br />Mr. Zergott said there should be a correction to the motion. The term "aluminized" should be "wolmanized." He <br />said it should be changed within the text as well. Mr. Zergott added that the gate frame is to be galvanized steel and <br />cedar. <br />J. Nader made a motion to approve the minutes as amended. The motion was seconded by M. Yager and <br />unaniinously approved. <br />III. SIGNS: <br />N. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1. Wal Mart I)epartment Store No: 2316, 24801 Brookpark Road <br />Proposal consists of expansion of the existing garden center, including steel picket fence, and knee wall which will <br />match existing wall. Note: Planning Commission referred this proposal to the Architectural Review Board at its 5- <br />27-03 meeting. <br />Applicant's Presentatiort: <br />Mr. Harrison came forward to present the proposal for Wal Mart. He indicated they are basically expanding the <br />existing garden center. It would actually be the existing garden center fence and brick wall. He said all the same <br />materials will be used and they will stay on the existing curb area. They will not change the drive lanes. <br />Board Member's Questions and Comments: <br />Mr. Conway commented that they need to clean up the mess over there. Mr. Harrison said there will be a walkway <br />back there so the egress door will not be blocked. It can easily be kept clean. He said he met with the store manager <br />aud they discussed issues that have come up. The manager has already addressed the issue of the blue bags littering <br />the area, and the matter of keeping the garden center materials off the sidewalk. The expansion will take care of that <br />anyway. The garden center materials will now be inside. <br />M. Yager masle a motion to approve the project as presented with the followang comments: They are <br />to clean up and mnintain the clean image of their products, they are to keep other material <br />somewhere else, whether its in the back or off site. The motion was seconded by J. Nader and <br />unanimously approved. <br />2. Jared The Galleria of Jewelrv, PP# 235-28-003, Great Northern Mall <br />Proposal consists of constructing a new 5,700 square foot building. Note: Planning Commission referred this <br />proposal to the Architectural Review Board at its 5-27-03 meeting. The variances required were granted by the <br />Board of Zoning Appeals at its 6-5-03 meeting. <br />Applicant's Presentation: <br />Mr. Steven Greenberger of Sterling Jewelers, and Mr. Nick Zalany, of Jencen Architecture, came forward to <br />review the proposal. Mr. Yager complimented the representatives on the proposal. He said it is very thorough, very <br />definitive in terms of telling them what to do.
