CITY OF NORTH OLMSTEI) °'TOGETHER WE CAN MAKE A DIFFERENCE" ARCHITECTURAL REVIEW BOARD 1VIINUTES - JUNE 18, 2003 CONFERENCE 1tOOM 5:30 P.M. 1. ROLL CALL: Chairman Zergott called the meeting to order at 5:30 p.m. PRESENT: B. Zergott, M. Yager, and J. Nader ABSENT: K. Schulz ALSO PRESENT: Building Commissioner D. Conway, and Assistant Clerk of Commissions A. Kilbane II. REVIEW AND CORRECTION OF MINUTES: The Architectural Review Board minutes dated April 16, 2003 have been submitted for approval. Mr. Zergott said there should be a correction to the motion. The term "aluminized" should be "wolmanized." He said it should be changed within the text as well. Mr. Zergott added that the gate frame is to be galvanized steel and cedar. J. Nader made a motion to approve the minutes as amended. The motion was seconded by M. Yager and unaniinously approved. III. SIGNS: N. OLD BUSINESS: V. NEW BUSINESS: 1. Wal Mart I)epartment Store No: 2316, 24801 Brookpark Road Proposal consists of expansion of the existing garden center, including steel picket fence, and knee wall which will match existing wall. Note: Planning Commission referred this proposal to the Architectural Review Board at its 5- 27-03 meeting. Applicant's Presentatiort: Mr. Harrison came forward to present the proposal for Wal Mart. He indicated they are basically expanding the existing garden center. It would actually be the existing garden center fence and brick wall. He said all the same materials will be used and they will stay on the existing curb area. They will not change the drive lanes. Board Member's Questions and Comments: Mr. Conway commented that they need to clean up the mess over there. Mr. Harrison said there will be a walkway back there so the egress door will not be blocked. It can easily be kept clean. He said he met with the store manager aud they discussed issues that have come up. The manager has already addressed the issue of the blue bags littering the area, and the matter of keeping the garden center materials off the sidewalk. The expansion will take care of that anyway. The garden center materials will now be inside. M. Yager masle a motion to approve the project as presented with the followang comments: They are to clean up and mnintain the clean image of their products, they are to keep other material somewhere else, whether its in the back or off site. The motion was seconded by J. Nader and unanimously approved. 2. Jared The Galleria of Jewelrv, PP# 235-28-003, Great Northern Mall Proposal consists of constructing a new 5,700 square foot building. Note: Planning Commission referred this proposal to the Architectural Review Board at its 5-27-03 meeting. The variances required were granted by the Board of Zoning Appeals at its 6-5-03 meeting. Applicant's Presentation: Mr. Steven Greenberger of Sterling Jewelers, and Mr. Nick Zalany, of Jencen Architecture, came forward to review the proposal. Mr. Yager complimented the representatives on the proposal. He said it is very thorough, very definitive in terms of telling them what to do.
