? have designed is something they are very proud o£ He said it is not a storefront with three utility sides to it. It is a <br />building that literally has four faces. He referred to the plans. He said that everything is repeated on the four sides; <br />the lighting, the finishes on the building, and the landscaping. He said that presentation means everything. He <br />mentioned the back of the building will be facing toward the mall, unlike the other buildings over there that have <br />utilities facing Brookpark Road. He indicated they have added a window component to the back of the building as <br />well so that it continues the four-sided fagade. The building will be primarily brick. The E.F.I.S. features are at the <br />entry point. Mr. Greenberger then showed the board members the brick samples. They will use soine gold paint in <br />the banding which is behind the light fixtures. The awnings will not have the Jared name on them. The fabric will be <br />black cherry. There are three colors of E.F.I.S. The metal coping on the top is done in a white material to match the <br />E.F.I.S. Mr. Zalany commented on the time that it took to put the proposal together. <br />Board Member's Ouestaoizs and Comments: <br />Mr. Yager asked if they have any visible rooftop equipment. Mr. Zalany indicated they do not; the units are out of <br />sight. There was a brief discussion about roof height. Mr. Zergott asked about the trash enclosure. Mr. <br />Greenberger indicated the enclosure will be brick to match the building and it will be located in the corner. The <br />landscape plan shows it is surrounded by trees and shrubs. He added that they are putting in an irrigation system <br />around the building and around all landscaped areas. Mr. Yager commented it is a very nice proposal and every <br />fagade is elegant. He added that the colors coordinate nicely and it is very well done. <br />M. Yager made a motion to approve the proposal as submitted. The motion was seconded by J. <br />Nader and unanamously approved. <br />The clerk indicated the proposal will return to the Planning Cortunission on June 24"' at 7:30 p.m. and no further notices will be <br />sent out. <br />3. Remington College, 2635 Great Northern Shopping Center <br />Proposal consists of new exterior improvements, new masonry covered entrance to the existing Top's building to <br />accommodate a post secondary school. Note: Planning Commission granted a conditional use permit 1-14-02 and <br />referred the proposal to the Architectural Review Board on 5-27-03. Variances were tabled 6-5-03 by the Board of <br />Zonuig Appeals. <br />Applicant's Preseiztatioiz: <br />Mr. Marty Strelau, of ADA Architects, came forward on behalf of Remington College. He said that Remington is a <br />technical school specializing in computer and medical training. The majority of the work is on the exterior. They are <br />putting a new entrance eleinent on the building. There will not be many changes to the parking lot other than to the <br />north property line along the dock area. He said that during the proceedings for the conditional use permit, <br />Remington College agreed to put in a new landscaping strip along that north fagade of the building. As a result of <br />that, they will change some 90-degree parking to 60-degrees in that area. He said that at the Planning Commission <br />meeting they agreed to irrigate the landscape area that is within their property boundaries. They applied for a <br />variance relative to the new site lighting resolution that North Olmsted has passed. They were tabled at that meeting. <br />He indicated they are working with the law director and hope to work with the building department relative to those <br />issues. They are proposing to construct a new entrance element out of split face masonry to match the existing <br />masonry. There is some red brick accent there and a metal canopy, and new signage. The largest change to the <br />building is they are proposing to cut in windows all along the perimeter of the building. He said they will change the <br />canopy color to red. <br />Board Member's Ouestions and Comments: <br />Mr. Zergott asked if he has a sheet that gives the manufacturer's numbers. Mr. Strelau indicated they did turn that <br />in and he can provide more information to the standard forni that he was given. Mp•. Yager asked for a description of <br />their lighting program. Mr. Strelau said they attended the last Board of Zoning Appeals meeting and they are not <br />proposing to change the lighting. They want to keep the existing lighting that is on site. There would be some <br />modifications in the area by the canopy, and there is a light fixture associated with the flagpole. Ma•. Yager said the <br />proposal is logical but he is surprised by how squat the entry elements are, given that this is such an enormous <br />building. It seems like the word Remington needs to be taller. It needs to be more prominent. He likes the glass <br />block and the way the brick wall comes out but there needs to be more. He said this building looks a lot better than <br />what is there now. The windows just seem so "there" as opposed to being designed into the space. It seems like you <br />would want to do something to band it. Mr. Strelau indicated that what is on the inside is driving the exrterior. Mr. <br />2
