Mr. Yager said that since they can in-fill, maybe <br />they can do something a little more dynamic without having to come back to the board. He said he would look at <br />tlu-ee things. The first is the window area where they should do something more interactive. The second area is the <br />height and perhaps they can raise it a few feet. The sign can be higher. Mr. Strelau said that perhaps they can drop <br />the sign slightly which would help balance things. Mr. Yager said that may be where his proportion issue lies. He <br />said he has always thought of the landscaping program as extremely weak. Mr. Zergott said he does not believe <br />they have improved the landscaping much at all. If anything, they did the bare minimum. Mr. Strelau said that <br />everything out there is in bad shape. Mr. Zergott said they all know it is in bad shape and they need to come up with <br />a better plan. He would also have them try to bring some landscaping to the front, as there is plenty of room. He <br />said this is an opportunity to improve the landscaping on the site. Mr. Yager said he thinks the landscaping was <br />dismissed. Mr. Strelau said he understands from his associate that there was a strip of land discussed at the <br />Plamiing Commission meeting. He believes the Plaruiing Commission resolved the issue not to do anything there <br />because there is a strip on Brookpark. Mr. Zergott said he is talking about the area next to the building. He <br />mentioned the area by the loading dock. Mr. Strelau said they can make that area more dense. Mr. Yager said they <br />should make it more lively. Mr. Zergott asked if they have a landscape designer or architect that works with them. <br />He suggested that the applicant talk to one regarding this site. He said the site had all arborvitae and it was terribly <br />boring, and it does not hold up to snow. Mr. Yager said that they need a total resubmission because it really is not <br />productive for anybody, including Mr. Strelau's client. Mr. Zergott said from what he remembers, the west side is <br />not in good shape. He really believes they can do something at the east entrance too. Mr. Yager suggested putting <br />in some landscaping elements by cutting out some of the asphalt and putting borders around it. Mrs. Nader asked if <br />they have adequate parking. Mr. 5trelau indicated they have some excess parking. Mrs. Nader said they have <br />some room then to take spots out and put in some greenery. Mr. Yager said he agrees with Mr. Zergott; they need to <br />get someone assigned to the project to look at the landscaping. They did a nice job on the building but the <br />landscaping needs to be compatible with that. <br />M. Yager made a motion to approve the proposal with the following conditions: A landscapeng <br />program is to be done and resubmitted, the front fa?ade is to be looked at in terms of proportion for <br />height, window placement, and signage, etc. The motion was seconded by J. Nader and unanimously <br />approved. <br />Within the framing of the motion, a discussion took place regarding whether the applicant has to retuni to the board. <br />It was decided the applicant will return in July. Mr. Strelau indicated he does not have a problem with coming back <br />for landscaping issues as long as that does not hold up other aspects of the building. Mr. Conway said if <br />landscaping is the last issue, go ahead and proceed, and then come back to this board. <br />The clerk announced that the proposal will return to the Board of Zoning Appeals on July lOtl' and will then <br />return to the Architectural Review Board on Julyl6th <br />VI.
