ROLL CALL: Chairman Zergott called the meeting to order at 5:35 p.m. PRESENT: Chairman B. Zergott, M. Yager, and J. Nader ABSENT: K. Schulz ALSO PRESENT: Building Cominissioner D. Conway, Assistant Clerk of Coinmissions A. Kilbane II. REVIEW AND CORRECTION OF MIN-UTES: The Architectural Review Board minutes for December 18, 2002 have been submitted for approval. Mrs. Nader referred to the second line on the second page and said that the word steal should be changed to steel. M. I'ager made a motion to approve the minutes as corrected. The motion was seconded by J. Nader and unnnimously approved. III. SIGNS: IV. OLD BUSINESS: D1nie1 E. Margulies (Pepner Joe's Restaurant); 24532 Lorain Itoad: Proposal consists of interior renovation for restaurant including new handicapped ramp, canvas canopy, railings, signage, etc. Note: Variances will be required as well as easement agreement and lot consolidation. Planning Commission approved this proposal and the lot consolidation plan at their 2/11/03 meeting. Chairman Zeraott called all interested parties forward. Mr. Joe George, the owner of the property, John Malloy, the project architect, and Daniel Margulies, the project coordinator, came forward to review the proposal. Applicant's Preserltcrtion: Mr. Margulies indicated they made some changes since their last appearance before the board. He said they went back before the Planning Commission and will seek variances from the Board of Zoning Appeals. They changed their entire entrance system, railing, and ramp system. He referred to the color rendering and indicated they added an awning that extends out and down half a flight of stairs and across the landing and down another half a flight of stairs. There are decorative awnings on the building itself as well. Board Nlember's Ouestions crnd Coinnaents: Mi•. Zei•gott asked if there will be interior lighting underneath. Mr. Margulies said there will only be down lights. He said his theory on the railing is to not make a statement. They are using a glass rail on all the handicapped ramp sections. It will be a standard picket rail on the horizontal surfaces. They were able to get more landscaping out in front of the ramp because of the new system. Mr. Yager said it should be enough to hide the bottom of the ramp. Mr. Zergott asked if it will be open underneath. He said he wonders about that because they clean up under open systems like that and it's a trap for debris. Mr. GeoY-ge said it has been like that since 1985 and they never had a problem with it. He added that the systein they will use on top will deter anything froin growing there. Mr. Margulies showed the board members a sample of t11e ramp and deck material.
