ROLL CALL: Chairman Zergott called the meeting to order at 5:35 p.m. <br />PRESENT: Chairman B. Zergott, M. Yager, and J. Nader <br />ABSENT: K. Schulz <br />ALSO PRESENT: Building Cominissioner D. Conway, Assistant Clerk of Coinmissions A. Kilbane <br />II. REVIEW AND CORRECTION OF MIN-UTES: The Architectural Review Board minutes for December <br />18, 2002 have been submitted for approval. <br />Mrs. Nader referred to the second line on the second page and said that the word steal should be changed <br />to steel. <br />M. I'ager made a motion to approve the minutes as corrected. The motion was seconded by J. <br />Nader and unnnimously approved. <br />III. SIGNS: <br />IV. OLD BUSINESS: <br />D1nie1 E. Margulies (Pepner Joe's Restaurant); 24532 Lorain Itoad: <br />Proposal consists of interior renovation for restaurant including new handicapped ramp, canvas canopy, <br />railings, signage, etc. Note: Variances will be required as well as easement agreement and lot <br />consolidation. Planning Commission approved this proposal and the lot consolidation plan at their 2/11/03 <br />meeting. <br />Chairman Zeraott called all interested parties forward. Mr. Joe George, the owner of the property, John <br />Malloy, the project architect, and Daniel Margulies, the project coordinator, came forward to review the <br />proposal. <br />Applicant's Preserltcrtion: <br />Mr. Margulies indicated they made some changes since their last appearance before the board. He said <br />they went back before the Planning Commission and will seek variances from the Board of Zoning <br />Appeals. They changed their entire entrance system, railing, and ramp system. He referred to the color <br />rendering and indicated they added an awning that extends out and down half a flight of stairs and across <br />the landing and down another half a flight of stairs. There are decorative awnings on the building itself as <br />well. <br />Board Nlember's Ouestions crnd Coinnaents: <br />Mi•. Zei•gott asked if there will be interior lighting underneath. Mr. Margulies said there will only be <br />down lights. He said his theory on the railing is to not make a statement. They are using a glass rail on <br />all the handicapped ramp sections. It will be a standard picket rail on the horizontal surfaces. They were <br />able to get more landscaping out in front of the ramp because of the new system. Mr. Yager said it <br />should be enough to hide the bottom of the ramp. Mr. Zergott asked if it will be open underneath. He <br />said he wonders about that because they clean up under open systems like that and it's a trap for debris. <br />Mr. GeoY-ge said it has been like that since 1985 and they never had a problem with it. He added that the <br />systein they will use on top will deter anything froin growing there. Mr. Margulies showed the board <br />members a sample of t11e ramp and deck material. Mr. Yager asked how far out the canopies on the top
