He will vote for it to go through the system or process but would <br />like to see a traffic study done as it is a big concern. <br />3. Ganlev Westside VW; 25600 Loraen Road: (WRD 1) <br />Proposal consists of the construction of a third building, which will be 34,200 square feet and <br />house Ganley Westside VW. Note: The Architectural Review Board addressed the proposal on <br />11-19-03. <br />Chairman Koeth called all interested parties forward to review the proposal. Mr. Herschman the <br />architect came forward to review the project. <br />I)evelopers Presentation: <br />1Vl[r. Herschman reviewed the exiting buildings and where they are located on Lorain Road. They <br />would like to build a new Volkswagen dealership on the existing site. The Architectural Review <br />Board asked for a gray accent color to be placed on the building. The building being shown is the <br />national proto type building for Volkswagen, which is allowed to be adapted to the local <br />community, it is being placed in. They will be using the two existing entrances for the egress and <br />ingress to the site. There will be landscaping along Lorain Road and along the perimeter of the site <br />that abuts the residents. The will maintain the water in an underground water retention basin which <br />will be located to the rear of the site. They have met the requirements for employee parking, <br />service parking and have 190 cars in inventory. They have 108 spaces for service and the <br />employees do all service parking, customers are not allowed in the service area. The light poles <br />will be low cut-off and the max height is 20-feet and 15-feet along the roadway. The security lights <br />on the building are down lights and they meet the readings at the property line. <br />Board members comments: <br />Mr. Koeth questioned how the existing buildings would tie into the new building. Mr. Herschman <br />suggested that they are working with the owners on ways to improve the existing buildings once the <br />new building is completed. He reviewed that the existing buildings will remain under the same <br />names they currently have now. They can accommodate two carload carriers when new cars are <br />being delivered. Discussion regarding readings at the lot lines took place. The showroom is inside <br />the building and the overflow will be in the back of the lot. Mr. Yager thought the building would <br />be an improvement to the site. He thought that there could be more landscaping on the site. Mr. <br />Herschman voiced that they would only remove those trees from the site that they must, to <br />accommodate the water retention basin. They will place a fence along the west side of the site to <br />buffer the neighbors to the west. The new building will house the dumpsters inside the building. <br />He suggested that most of the items on the site are recycled. Mr. Yager questioned if they would <br />be replacing the existing lighting,on the site or just adding to it. Mr. Herschman indicated that they <br />would be replacing all the lighting on the site. The maximum height of the lights will be 20-feet, <br />which includes the base. The building is a white masonry building and the front of the building is <br />glass and will have many angles. <br />Building Department comments: <br />Mr. Koeth inquired if any variances would be required. Mr. Iaymarczyk suggested that there <br />would be variances required for the photometric, the light levels are higher then allowed. The <br />applicants felt that the average reading is .05, which is according to code. The few readings that are <br />higher is due to reflection. Mr. Rymarczyk suggested that the applicants would also need parking <br />variance for total parking and storage spaces the building department calculated the applicants <br />needs a total of 531 spaces and the applicants show 362 they are short 169 spaces.
