He said <br />the Building Department has no problem with the parking. <br />Laiv Deuartrtaent Ouestions and Coaratreents: <br />Mr. O'Malley indicated he has no comments. <br />FiK?l Retnarks: <br />Mr. Hreha said he thought this was a great idea from the beginning but he wants to remind everyone that <br />he asked for someone from Galyan's to reach out to the community regarding involvement with our <br />youth sporting activities. He is reminding Mr. Agliata to remind Galyan's of that request. Mr. Agliata <br />indicated that can be a condition of approval and he supports it. Mr. Hreha said he would like to see <br />someone from Galyan's come to a future meeting and outline what they plan on doing and how they are <br />going to be involved with the youth sports programs. Mr. Agliata said that once they start construction <br />and get a manager on site they will be happy to come in. Mr. O'Malley said if he understands the <br />Building Department correctly, they are sending this through on a referral basis on the concept only. It <br />can get to the Board of Zoning Appeals hearing that it needs and the Architectural Review Board <br />meeting that is required and is expected to come back to the Planning Commission with those <br />recommendations and more detailed drawings. Mr. Agliata said they would like to return on July 22, <br />2003. <br />J. Lasko made a motion to refer the proposal to the Board of Zoning Appeals and the <br />Architectural Review Board and then have it return to the Planning Commission with a rraore <br />detailed plan. The motion was seconded by T. Hreha and unanimously approved. <br />The clerk announced the Architectural Review Board meeting is on July 16th at 5:30 p.m. and no further <br />notices will be sent out. <br />2. AutoZone, Inc., 24250 Lorain Rd., PP#231-31-005 <br />The proposal consists of construction of a one-story masonry building and associated site work. Note: <br />Planning Commission tabled this proposal at its 04/08/03 meeting. <br />Apulicarat's I"resentati:on. <br />Mr. Mark Mox came forward on behalf of AutoZone to review the plans. His firm prepared the plans <br />and came before the board back in April. He said at that time the storm water detention was minimal at <br />best. It was primarily run-off, to match the existing conditions at the site. They have come back with <br />the board's requirement to meet the ordinances and have resubmitted plans to the Engineering <br />Department. He said they received a comment letter from Cathy Becker, the Assistant Engineer, and <br />they are comfortable with the items listed and they can resolve everything the Engineering Department <br />is looking for. It will require substantial underground detention. There will be a series of 3 foot and 4 <br />foot in diameter piping across the site in order to meet requirements. There will be a significant <br />reduction in storm water run-off once the site is developed. He said they exceed the minimum lot area <br />for the site. It will be a single story building. He added the maximum lot coverage is 25% and they are <br />at 12%. They exceed all set back requirements and parking and drive lanes. He indicated they will have <br />a 25 square foot monument sign. He added that they are proposing a substantial amount of green space. <br />The site is currently almost completely paved. This will be a great improvement. <br />Ccrmmissivn Ouestians and Correments: <br />Mr. Spalding asked if they intend to retain the existing trees on the site. Mr. Mox said they intend to <br />retain as many as possible but some of the storm water requirements may make it difficult to keep all of <br />them. There is a large tree in the back that they would like to retain but it might be difficult. They were <br />asked to put in a catch basin in the rear corner and they may have to disturb the roots of that tree. Mr. <br />Spalding suggested they work with the forester on that to minimize the removal of any trees. The board <br />and the applicant reviewed the landscape plan. Mr. Lasko asked if there will be swing gates in front of <br />the dumpster. Mr. Mox said that is correct. Mr. Lasko asked if there is one light on the east side and <br />2
