' R <br />He said there will be no variances needed. Mr. O'Malley said the lot consolidation is considered <br />separately froin whatever building might come in and it has yet to be seen whether variances will be <br />requested. Mr. Koeth asked if there were any questions or comments from the audience. There were <br />none. <br />R. Koeth made a motion to approve the proposal for Capiccioni Trust Consolidation Plat for <br />3393 Walter Road as previously read. The motion was secoaaded by S. Hoff-Smith and <br />unanimously approved. <br />2 Lot Sulit Plat for Tim & Laura Rankin of 25020 Rainbow Drive <br />The proposal is to split Permanent Parcel Number 237-30-016 (approximately 1.96 acres) and <br />Permanent Parcel Number 261-03-006 (approximately 0.31 acre) into two parcels. The first parcel will <br />be 1.4707 acres, and the second parcel will be 0.7303 acre. The location is on the north side of <br />Rainbow Drive and approximately 600 feet west of Lewis Road. Parcel Number 237-30-016 is located <br />in the City of North Olmsted. Paxcel Nuinber 261-03-006 is located in Olmsted Township. Zoning is <br />A, Residence, Single in the City of North Olmsted. The existing parcel conforms to depth, frontage <br />and area requirements of the Zoning Code. <br />The proposed 0.7303 acre parcel will not conform to the frontage requirements of the Zoning Code. <br />The required frontage is 80 feet, and the proposed frontage will be 76.17 feet. The proposed 0.7303 <br />acre parcel will conform to the depth and area requirements of the Zoning Code. <br />The proposed 1.4707 acre parcel will conform to the depth, frontage and area requirements of the <br />Zoning Code. <br />lelote: Board of Zoning Appeals denied the variance required. <br />Mr. Koeth coinmented that no one was present to present the proposal. He said he would recommend <br />that if the applicants come to Planning Commission again, they should have a good reason for coming <br />since their request was denied by the Board of Zoning Appeals. Mr. O'Malley said it appears that they <br />were sent a notice and agenda and it indicated they were denied. He said the board can make motion <br />on the proposal. He added that it doesn't seem that they can be approved in the absence of having the <br />variance granted so perhaps the board should just deal with it. <br />R. I{oeth made a motion to deny the Lot Split Plat for Tim & Laura Rankin of 25020 Rainbow <br />Drive based on the parcel not conforming to frontage requirements and in respect to the Board <br />of Zoning Appeals who denied the variance. The motion was seconded by W. Spalding and <br />unnnimously approved. <br />3. Sunnyside Tovota, Consolidation Plat; 26890 Lornin Road <br />The proposal is to consolidate permanent Parcel Numbers 232-25-033 (approximately 2.5 acres) and <br />232-26-001 (approximately 1.0 acre) into one parcel. The consolidated parcel will be 3.4678 acres. <br />The location is on the north side of Lorain Road and approximately 200 feet east of Whitethorn <br />Avenue. Zoning is Retail Business, General. <br />Applicant's Presentation: <br />Mr. Kirt Frye and Mr. Paul Stoyanov came forward again to address the board. Mr. Stoyanov said <br />they are requesting the consolidation because without it, they wouldn't have enough parking spaces on <br />the individual lot. Mr. Koeth asked if there is a shared drive. Mr. Stoyanov said there are three drives <br />and the center one is shared. Mr. Rymarczyk said he assumes there is a common easement between <br />the two. <br />R. Koeth made a motion to approve the Sunnyside Toyota, Consolidation Plat; 26890 Lorain <br />lZoad as previously read. The motion was seconded by S. Hoff-Smith and unanimously <br />approved. <br />8
