Mr. Dave Labus of Galyan's came forward and indicated that they have a <br />Community Commitinent Department. They have individuals regionally to serve the Cleveland <br />market that will work specifically with the local communities to see what the best opportunities are for <br />involvement. They focus on youth and woinen. Mr. O'Malley said to treat and separate the specific <br />consideration of the expansion now being reviewed so the Board of Zoning Appeals is looking at any <br />variances for lot coverage or parking spaces and can focus on that separately from the issues the <br />Architectural Review Board will review. Make that more site specific. It seems it is a matter that can <br />be referred out, studied, reported on by the building department, reviewed and commented on and <br />returned to the Planning Commission, without holding them up in any way. Mr. Rymarczyk said they <br />are still studying this and depending on the board, it could refer the proposal to the Board of Zoning <br />Appeals and the building department would be ready to present it for any variances that are needed. <br />Mr. Spalding said it looks like a very practical and desirable addition to the shopping center. <br />Mr. Koeth said he would like to recommend the proposal be sent to the Architectural Review <br />Board and the Board of Zoning Appeals. He said the board will be looking for landscaping when <br />Westfield returns, including along Brookpark Road. He said they are looking forward to working with <br />the applicant to see how they can make the mall become more profitable and a better place where <br />people will come out. Mr. Rymarczyk mentioned the Planning Coinmission will be meeting again <br />prior to the Architectural Review Board and Board of Zoning Appeals meetings. He said the building <br />department may have the variance figures ready by that time so perhaps the board would want to <br />address Westfield again and make a referral. Mr. Koeth said if the building department has things <br />ready by the next meeting that would be fine as long as everything is ready. Mr. Agliata said if things <br />are not ready, they will go to the Board of Zoning Appeals and Architectural Review Board before <br />returning to the Planning Commission. Mr. Greenberger, the representative from Jared, addressed the <br />board and indicated they have come to North Olmsted because of Westfield's progressiveness toward <br />development and improvement to malls. He said Jared is pleased to be on their property because they <br />will bring in more first class tenants and it will help them all. <br />6. Berg Carwlsh 4700 Clague Road <br />Proposal consists of obtaining a Use Permit for a carwash in a multi-family district. Note: City <br />requires parcels be consolidated. SEE CHAIRMAlV'S NOTE ABOVIE. <br />IV. NEW DEVELOPMENTS AND SUBDIVISIONS: <br />1. Capiccioni Trust Consolidation Plat for 3393 Walter Itoad <br />The proposal is to consolidate Permanent Parcel Numbers 231-21-007 (approximately 0.51 acre) and <br />231-21-024 (approximately 0.25 acre) into on parcel. The consolidated parcel will be approximately <br />0.76 acre. The location is on the East Side of Walter Road and approximately 100 feet north of South <br />Oxford Oval. Zoning is C, Residence Single Family. The existing parcel 231-21-024 does not <br />conform to the frontage requirements of the Zoning Code but does conform to the depth and area <br />requirements of the Zoning Code. The required frontage is 60 feet, and actual frontage is 55 feet. The <br />existing Parce1231-21-007 conforms to the frontage, depth, and area requirements of the Zoning Code. <br />The proposed parcel conforms to depth, frontage, and area requirements of the Zoning Code. <br />Applicant's Presentation: <br />Mr. Dave Gill came forward to explain the proposal. He is assisting the Capiccioni family with <br />consolidating two lots so they can build one single-family residence. <br />Questions and Comments: <br />Mrs. Hoff-Smith asked for the square footage of the existing house and asked what they are proposing <br />to put up. Mr. Gill said he is not sure of the square footage on the existing house but he doubts it is <br />1,000. They would like to put up a 2,700 square foot ranch home. He added it will conform to all side <br />and front setbacks. He said neither lot is sufficient for putting a home on because they are pretty tight. <br />7
