to stay competitive and they will continue to look at redevelopment after this stage. The project needs <br />a theater and they are close to having that opportunity before the board. Mr. Agliata then handed out <br />information on Galyan's and gave a further history. He mentioned they have a store under construction <br />on the east side and they would be happy to give tours. He said Westfield is aware of a proposed <br />Target and the affects it will have on the mall. He said this project would add approximately 300-400 <br />permanent jobs to the city. The city also benefits from income tax and real estate taxes so the city <br />gains by helping Westfield secure its assets and by gains in taxes. <br />Questions and Comments: <br />Mr. Koeth asked if parking variances will be needed for this proposal. Mr. Rymarczyk said there will <br />be two variances they will be looking at. One is for lot coverage and the other is for the number of car <br />parking. Mr. Koeth asked if what they are doing to the north side will also be done on the south side. <br />Mr. Agliata said if they can get the theater accomplished, they will do it back there. They would have <br />to add a parking structure because right now they are tapped on parking. He indicated they are three <br />spaces over right now and do not need a variance but they need to get together with Mr. Rymarczyk on <br />it. NIr. Rymarczyk said there is a conflict on the drawings and they are studying that now to make a <br />determination. It will be fairly close one way or the other. Mr. Spalding asked what they are <br />proposing as far as landscaping out by Brookpark Road. He said the condition now is terrible. Mr. <br />Agliata agreed and the site has an urban look to it but they are proposing to enhance the landscaping by <br />Brookpark but also along the inner ring road by the buildings, and on the streetscape side up against <br />the buildings. Mr. Koeth said the board's recommendation would be with the inner ring and along the <br />building, that they include in their landscape design something along Brookpark. Mr. Agliata said that <br />is fine and they believe it is weak there. Mr. Mike McIntosh, the general manager of the mall, pointed <br />out that the Westfield parcel will be taken care of in terms of landscaping. Mr. Rymarczyk said for <br />clarification they are also looking at the out lots as far as the lot coverage and number of car parking. <br />The proposal is not just for the addition to the mall. Mr. Agliata said the one out lot is the Kaufmann's <br />building that is vacant. They are talking with Kaufmann's about purchasing that building and perhaps <br />making it a restaurant. Mrs. Hoff-Smith inquired about the relocation of TGI Friday's. Mr. Agliata <br />said they are talking about going inline or maybe even going on an out lot. It is still being negotiated. <br />He said there is a lot of interest from restaurants. Mr. Koeth asked what "New GLA" is on the site <br />plan. Mr. Agliata explained it is the "gross lease-able area". He said that in terms of parking you <br />determine that based on the GLA. W. Lasko asked if they are closing the large entry that is now <br />opposite J.C. Penney. Mr. Agliata said that is correct. Mr. Lasko said the existing mall entry to the <br />west will remain and so it would achieve a new prominence. He asked if a new entrance would then <br />be placed by Sears. W. Agliata said that is correct. Mr. Lasko said this would create a new traffic <br />flow with pedestrian traffic. Mr. Agliata pointed out the main mall entrances and exits and said they <br />will probably be whatever code requires. Mr. Koeth asked about signage on the north elevation. Mr. <br />Agliata said he is not opposed to saying this is just an image and they will come back in and each one <br />has to be brought to the commission. They are trying to show a concept. Mr. Rymarczyk said the <br />board needs to look at lot coverage and parking so the applicant does not have to come back when they <br />come in for an out lot. Mr. Agliata said whatever tenant they would bring in, it would have to go <br />through the procedure. Their intent now is to show a master plan so the board understands the concept. <br />Mr. Koeth said it makes sense to take the north part and develop it. He asked if the landscaping will <br />continue around the mall. Mr. Agliata said in future applications they will include landscaping. Mr. <br />Koeth said they need to include one for Brookpark Road. Mr. Rymarczyk pointed out that area would <br />have to have irrigation. Mr. Agliata said they are aware of that requirement. Mr. Koeth asked if <br />Galyan's is two levels. Mr. Agliata confirmed that. He said there is an atrium in the middle, a <br />climbing wall, and a glass vaulted skylight. It is a very dynamic space. He said they are hoping to <br />open in October of 2004 with Galyan's going in first. Mr. Hreha commented that in reading the <br />information on Galyan's he was pleased to see that Galyan's is very active and enthusiastically supports <br />local charities and events. He would like to say that North Olmsted has a lot of youth oriented sports <br />programs and he would like them to reach out to Galyan's to have a representative contact the city to <br />6
