' 4 Sunnvside Tovota; 26890 Lorain Roacl <br />Proposal consists of an addition for vehicle delivery, parts, storage, and chassis alignments. Note: This <br />is pending lot consolidation, also special permit required and a front yard setback variance. <br />Applicant's Presentation: <br />Mr. Paul Stoyanov, from the construction company, and Mr. Kirt Frye, the owner of Sunnyside <br />Toyota, came forward to address the board. Mr. Stoyanov said they are requesting approval of a <br />simple 3,000 square foot addition to the west end of the existing showroom. It will occupy the area of <br />the existing open canopy and extend about 10 feet farther to the west and 10 feet farther toward Lorain. <br />The addition will address several deficiencies with Toyota and their requirements for this facility. The <br />primary function of the addition is to create an indoor, finished space for vehicle deliveries. It also <br />includes one service bay for wheel alignments and a small area for parts storage. The addition creates <br />a courtyard affect that will screen all the new vehicle doors and several existing delivery and utility <br />type doors from view from the street. The construction materials are white masonry walls with a <br />stucco fascia to match the existing building. He reviewed the pictures with the board members. <br />Questions and Comments: <br />Mr. O'Malley asked about the variance that will be required. Mr. Rymarczyk said it is a front yard <br />setback and therefore a special permit too. Mrs. Hoff-Smith asked if there will be additional signage. <br />Mr. Frye said there will be a request made to put a small symbol on the current sign. Mr. Lasko asked <br />if the new area will be used for new car delivery rather than a showroom. Mr. Frye said it will be as <br />nice as the showroom. They deliver cars off the showroom now and they use the current area to <br />deliver cars. It will look like additional showroom but it will be segregated with a door between the <br />two areas. Mr. Rymarczyk mentioned the board could consider sending the proposal to the <br />Architectural Review Board but they are matching what is already existing. Mr. O'Malley indicated <br />they do have to go to the Board of Zoning Appeals. He said the board can send them to the <br />Architectural Review Board and it would not inconvenience them in making it through the entire <br />process. In the past they have recommended an applicant appear before the Architectural Review <br />Board and not return unless the board requests substantial changes. <br />R. Koetla made a motion to approve Sunnyside Toyota; 26890 Lorain Road with the condition <br />that they recommend the Board of Zoning Appeals grant the front yard setback variance. The <br />motion was seconded by J. Lasko and unanimously approved. <br />5. Westfield Shopuing Center (Great 1Vorthern 1VIa11); PP# 236-09-002 <br />Proposal is to expand the north side of the center to include Galyan's. <br />Anulicant's Presentation: <br />Mr. Jim Agliata of Westfield came forward and handed out some plans to the board members. He <br />indicated he has engineers and a couple of representatives from Galyan's with him. He presented a <br />brief history of Westfield. They purchase centers, redevelop them, and increase the asset value. They <br />are long-term holders. They purchased Great Northern in May of 2002. They look at a project and <br />determine what needs to be improved, what are the weak points and how they can improve their asset. <br />They have to keep up with competition and create an element that makes it enjoyable for people to <br />come and shop. He then distributed a handout on Crocker Park and talked about the lifestyle element. <br />In the past, there was no real concern about the outside appearance of malls. Mall owners are now <br />looking for the streetscape or lifestyle image attached to a mall. They determined the north side is <br />weak and they felt if they can take away some of the area in there that is not utilized well and add some <br />big box anchors to draw people on that side, and create that streetscape from the outside, it will <br />enhance the whole center. He gave a history of Galyan's and said they are a great draw for the mall. <br />They have a proposal out to Border's Books and they want to have a lifestyles type component there to <br />compliment Galyan's. They will relocate TGI Friday's. The expansion is half inside the mall and half <br />out. It will be expanded by a little over 80,000 square feet.
