? Kerry McFarland, who is in the landscape business, is proposing to put a storage facility in the <br />baclc of the property. Currently, his equipment is located at various locations and he wants to <br />consolidate the equipment into one location. The applicant stated that theft has been a big <br />problem. He met with the engineering department and addressed concerns that they had. Mr. <br />Yager aslced the applicant if he had a sign for the business. The applicant said not at this time. <br />Although he is proposing a new drive, Mr. Yager aslced if he could use the existing curb cut and <br />loop the drive around a little and this could eliminate a variance. Mr. Yager said if the existing <br />curb cut is used, he would be able to access the existing garage and the proposed new storage <br />building. The applicant stated he liked this idea so there would be an entrance into the pole barn. <br />Mr. Rymarzcyk said Code requires an 18' wide driveway. The applicant said currently there is a <br />25' driveway from his property line to garage. Mr. Durbin informed the applicant that a variance <br />is needed because there is only 25 feet from the property line to the garage. <br />Mrs. Hoff-Smith inquired about the lighting at the back of the property. The applicant said the <br />land is undeveloped at this time. He proposes to have two pole lights with half cut-offs facing <br />my doors on the east side. Mr. Yager suggested to the applicant that the lighting plan be <br />redone. He further stated that the applicant have 0 foot candles at the lot line. He told Mr. <br />McFarland that he should focus on lighting his parking lot, rather than the detention basin. Mr. <br />Rymarczyk said because this is zoned as limited industry, there is no need for 0 foot candles at <br />the lot line according to lighting code 1161. <br />Chairman Koeth moved recommend that the Board of Zoning Appeals approve the 8' <br />? variance. Ms. Hoff-Smith seconded the motion which was unaniinously approved. <br />Chairman Koeth moved to table Turf Specialist upon the applicant submitting revised <br />photometric plans showing a second light be submitted to the engineering department and <br />considering where the existing garage is and extend the asphalt over the gravel and work <br />on the detentaon basin. Mr. Hreha seconcled the motion, which was unanimously approved. <br />COMMITTEE REPORTS <br />Ms. Wenger said a Committee Meeting will be on November ls` at 7:30 p.m. to discuss <br />recoinmendations of the Master Plan. She encouraged Planning Commission members to attend. <br />LEGISLATION <br />ADJOURNMENT <br />Chairman Koeth oved to adjourn. Mr. Spalding seconded the motion which was <br />unaaaimously ap?oved.
