.
The applicant said that the antennas are mounted flush on the penthouse and will not be
protruding above the penthouse line. Mr. Yager asked the applicant to look at the stealth
inounted scenario and make a panel that goes across the whole face of the penthouse in order so
the boxes are not in view. Mr. Yager asked the applicant to coordinate the colors that blend in
with the building. The applicant said that there will be four mounted antennas that will be on the
east, west, north and south sides of building.
Ms. Wenger asked that if it is the Commission's desire to grant a conditional use permit, she
requires that the applicant submit revised plans showing the stealth mounted design before the
plan goes to Council for approval.
Chairman Koeth moved to approve the Fiber Tower Corporation, 25151 Srookpark Road,
conditional accessory use of the addition of the macrowave technology with the stealth
mounting with the antennas on four sides of the penthouse on the Westbury building. Mr.
Amine needs to submit new plans to the Planning Director showing the stealth mounting on
eacla side building, lblending to match the color of the existing penthouse. Mr. Lasko
seconded, which was unanimously approved.
Turf Specialist Inc., 31407 Bradlev Road: (WRD 3)
Proposal consists of a proposed pole building to be used as an addition to a storage shed for
storage of equipment. Note: Architectural Review Board addressed this proposal on 10-20-04
Ms. Wenger said the applicant appeared before the Architectural Review Board and the
recommendations made were incorporated into the plan, including the roof color change from
green to brown to match the existing structure, adding six white pine trees along the side of the
storage shed and additional trees around the detention area and modifying the lighting to
eliminate the need for a variance. Mr. Rymarczylc said one variance will be required for the
location of the driveway, as the Code requires 10' off the lot line, currently it is at 2' off the lot
line. The applicant is very tight on room and is looking for an 8' variance.
Mr. Durbin reported that on October 7"', Assistant City Engineer Cathy Becker sent the applicant
a letter stating items that need to be addressed. As of today, six items still needing attention are:
1. Storm water management calculations were not submitted.
2. Drainage swale needs to be provided on the east property line to prevent storm water from
running off onto the adjacent property.
3. Building downspouts need to be tied into underground storm sewer which outlets into the
detention basin.
4. Storm water from the new and pervious asphalt driveway needs to be directed into the
detention basin.
5. The proposed slopes and grades are shown on the driveway.
6. The first four elevations of the proposed storage building need to be provided.
Mr. O'Malley recommends that the engineer's six conditions are included in the motion. The
applicant was informed that all conditions must be signed off on before a building permit can be
issued.
