northwest of Bradley Road. Zoning for the portion of Permanent Parcel Number 233-07-009 <br />within 200 feet of the right of way line of Barton Road is B Residence, Single. Zoning for <br />the portion of permanent parcel Number 233-07-009 from 200 feet to 550 feet from the right <br />of way line of Barton Road is Residence, Multiple. Zoning for the remaining portion of <br />Permanent Parcel Number 233-07-009 furthest from Barton Road is Limited Industry, <br />Industrial Park. The existing parcel has split zoning. The two proposed parcels, 70 feet by <br />155 feet, fronting Bradley Road, will conform to the area, depth and lot width requirements <br />of the Zoning Code. These parcels will lie wholly within the B Residence, Single Zone. The <br />remaining portion of Permanent Parcel Number 233-07-009 will conform to the area, depth <br />and lot width requirements of the Zoning Code. <br />Anplacant's Fresentation - Mr. Joe Ui-banick was present to address the Commission. He <br />said they propose to build homes on two of the three parcels. There are three zonings <br />currently for the property. He said there is only about 25 feet at the back end of the property <br />by about 200 feet that is zoned industrial. <br />Department Reports - Ms. Wenger indicated the plan has been modified from the original <br />submission to meet the frontage t-equirements along Barton Road. Mr. Durbin said the plan <br />is acceptable to the Engineering Department. Mr. Rymarczyk briefly explained the light <br />industry zoning. Mr. O'Malley said the issue is the lot split. The applicant wants to carve <br />out two residential lots and the balance is not for the Planning Commission to consider <br />tonight. <br />Commission Comments/Questions - Mr. Koeth pointed out that a portion of the parcel has <br />been zoned light industry for some time. Mr. Lasko said the documents reflect there is one <br />parcel that has three types of zonin;. Mr. Yager said it is an un-buildable site without <br />rezoning. He suggested they review the zoning map. <br />Audience Participation - Ms. Kathleen Hohf came forward to express concern about the <br />light industry zoning. She is also woi-i-ied about the idea of a parking lot going in and the <br />lights that go with it. Ms. Mary Bacik asked for clarification on the notification process and <br />wanted to know what will happen with the rest of the land. She was informed that the <br />Commission is not addressing plans for the third parcel and the notification process was <br />reviewed. Ms. Marlene Boyle mentioned the surveyor that was on private property. He was <br />quite rude to residents and she wants it on the record. The applicant and the audience <br />members reviewed the zoning map and discussed their concerns. <br />J. Lasko made a motion on the lot split plan for Barton Road permanent parce1233-07- <br />009, a proposal to split the p1i•cel of lpproximately 4.66 acres to be made into three <br />parcels. Two parcels will have an area of 70 feet by 155 feet to be created fronting <br />Barton Roaai, having an area of approximately .2491 acres and that the remainder of <br />the sub-permanent parcel then be comprised of approximately 4.1755 acres with <br />frontage on Barton Road of approxianately 100 feet. The motion was seconded by M. <br />Yager was and unanimously approved. <br />V. COMMUNICATIONS: <br />Commissioners need to work on settinc, a budget for 2004 - Mr. Koeth pointed out a budget <br />has already been submitted by the Office of Commissions on behalf of the Planning <br />Commission. <br />Mr. Hreha commented that some developers have had the insight to contact residents on their <br />own and it has usually smoothed the process. They now have a catalyst in Ms. Wenger who <br />brought Ganley and the neighboi-s together. Mr. O'Malley said there is a checklist that <br />contains elements of Chapter 1126 that perhaps can be resurrected for Planning Commission <br />review. It can be a guideline of some of the adverse impacts that are within the scope of the <br />Commission's review of a typical development plan. Ms. Wenger mentioned the minutes <br />will be streamlined in the future. The Commission will receive a condensed version of the <br />4
