Resident's comments: <br />The following residents were present to voice their concerns: Ralph Bohlmann, Kay Givens, Janet <br />Dorn, Mary Basic, and Marcie Novak. The following are their concerns: <br />(1). A new traffic study be conducted. Residents believe turning lanes should be installed at the <br />intersection of Barton and Bradley. (2). Neighbors prefer standard post lights over lights being on <br />top of mailboxes for safety and vandalism reasons. (3). Requested regular curbs over Malibu and <br />sidewalks on both sides of the streets. (4). Neighbors felt there are too many units being built on <br />the site. (5). Low water pressure is currently an issue and residents questioned how it would be <br />addressed, to make sure the problem did not increase. (6). Residents believed more trees were <br />needed to bufFer the neighboring properties to the west. (7). Residents questioned how rubbish <br />would be picked up on the site. (8). Discussion regarding the culvert extension, while the buffer <br />zone decreased. <br />Board members comments: <br />The Board felt that a safety report would address most of the residents concerns. The applicants <br />were asked to address trash pickup. Mr. Kilroy stated an outside contractor will be responsible <br />for trash pickup on each site and will be collected weekly. The association usually contracts with <br />one contractor for the development. The applicants were encouraged to meet with the safety <br />department to receive their feedback on the proposal. The Board felt that due to the number of <br />unresolved items, that the proposal be tabled. The Board feels that a regular curb of 6 inches <br />should be used instead of the malibu curb design. Because this is a private development, the <br />Board is not too concerned about the sidewalk being on one side of the street. Regarding units 44 <br />and 45, there is a possibility that these will be eliminated and replaced with a temporary <br />turnaround. Mr. Hreha is concerned about the street length, he realizes that there are other cul-de- <br />sacs in the city that are longer than 500 feet, but the City should try to not set precedence that this <br />be an reoccurring practice. The commission wants to make sure the safety forces can access the <br />areas should an emergency occur. <br />Mr. Lasko moved to table Shadow VVood (Bradley Road Cluster) of 30898 Bradley Road <br />until the next scheduled Planning Commission meeting. T. Hreha seconded the ffiotion <br />which was unanimously approeed. <br />2. Developanent Plan - Corner Stone Plaza, 23420 Lorain Road: WRD 2 <br />The proposal is to consolidate Permanent Parcel Number 231-26-006 (approximately 0.62 acre, <br />and also known as 23420 Lorain Road) with Permanent Parcels Numbers 231-26-003 <br />(approximately 0.19 acre). The consolidated parcel will be 1.1391 acres. The location is on the <br />northwest corner of the intersection of Lorain Road and Clague Road. Zoning is Retail Business, <br />General. <br />The existing permanent Parcels Number 231-26-003, 231-26-004, 231-26-005 and 231-26-006 do <br />not conform to the area requirements of the Zoning Code. The required area is 40,000 square <br />feet, and the actual area is approximately 8,200 square feet (-003), 7,750 square feet (-004), 5,800 <br />square feet (-005), and 26,840 square feet (-006). The existing Permanent Parcel Number 231-26- <br />003, 231-26-004 and 231-26-005 do not conform to the lot width requirement of the Zoning <br />Code. The existing permanent parcel number 231-26-006 conforms to the lot width requirement <br />of the Zoning Code for the frontage along Clague Road. <br />The proposed consolidated parcel will conform to the area and lot width requirements of the <br />Zoning Code.
