ROLL CALL <br />Chairman Koeth called the meeting to order at 7:40 pm. <br />PRESENT: Chairman R. Koeth, Board members; J. Lasko, S. Hoff-Smith, M. Yager, W. <br />Spalding, and C. Allan. <br />ALSO PRESENT: Assistant Law Director B. O'Malley, City Planner K. Wenger, City Engineer <br />G. Durbin, Building Commissioner D. Conway, Chief Klecan, and D. Hreha. <br />REVIEW ANI) CORRECTION OF MINUTES: <br />The Planning Commission minutes from November 9, 2004 and November 23, 2004 have been <br />submitted for approval. <br />R. Koeth moved to approve the November 9, 2004 Planning Commission minutes as <br />written. W. Spalcling seeonded the motion, which was unanimously approved. <br />R. OLD BUSINESS <br />Corner Stone Plaza Consolidation Plat, 23420 Lorain Road (VVRD 2) <br />The proposal is to consolidate Permanent Parcel Number 231-26-006 (approximately 0.62 acre, <br />and also known as 23420 Lorain Road) with Permanent Parcels Number 231-26-003 <br />(approximately 0.19 acre), 231-26-004 (approximately 0.18 acre) and 231-26-005 <br />(approximately 0.13 acre). The consolidated parcel will be 1.1391 acres. The location is on the <br />northwest corner of the intersection of Lorain Road and Clague Road. Zoning is Retail Business, <br />General. <br />The existing permanent Parcels Number 231-26-003, 231-26-004, 231-26-005 and 231-26-006 <br />do not conform to the area requirements of the Zoning Code. The required area is 40,000 square <br />feet, and the actual area is approximately 8,200 square feet (-003), 7,750 square feet (-004), <br />5,800 square feet (-005), and 26,840 square feet (-006). The existing Permanent Parcel Number <br />231-26-003, 231-26-004 and 231-26-005 do not conform to the lot width requirement of the <br />Zoning Code. The existing permanent parcel number 231-26-006 conforms to the lot width <br />requirement of the Zoning Code for the frontage along Clague Road. <br />The proposed consolidated parcel will conform to the area and lot width requirements of the <br />Zoning Code. Planning Commission tabled this proposal on 9/28/04 and 10/12/04. <br />Chairman Koeth called all interested parties forward to review the request and asked for the <br />department reports. Planning Director Wenger reviewed that the proposal consists of a lot <br />consolidation of the four parcels that are involved in the Corner Stone development project, <br />including the corner lot and three parcels to the north.
