CITY OF NORTH OLMSTED <br />ARCHITECTURAL ItEVIEW BOARI) <br />COUNCIL'S CONFERENCE ROOM <br />DECEMBER 22, 2004 <br />MINUTES <br />1. ROLL CALL: <br />Acting Chairman Crook called the meeting to order at 5:40 p.m. <br />PRESENT: J. Crook, J. Nader (arrived at 5:55 pm), and T. Ulewicz <br />ALSO PRESENT: Planning Director K. Wenger, Asst. Building Commissioner T. Rymarczyk, <br />Asst. Law Director O'Malley, (arrived 5:45 pm), and Secretary L. McNabb <br />ABSENT: Chairman B. Zergott <br />II. REVIEW AND CORRECTION OF MINUTES: <br />J. Crook moved to approve the Architectural Review Board minutes dated November 17, 2004 <br />as amended. T. Ulewicz seconded the motion which was unanimously approved. <br />III. SIGNS: <br />IV. OLD BUSIN]ESS: <br />V. NEVV BUSINESS <br />Conrads's, 4799 Great Northern Boulevard, W12I) 4: <br />Proposal consists of building modifications. Architectural Review Board tabled this proposal <br />on 10-20-04 and addressed the proposal on 11-17-04. <br />The proposal was tabled. Conrad's had a change in management, and no one was present for <br />the meeting. <br />Halleen Kia, 27726 Lorain Avenue, WRD 1 <br />Proposal consists of an addition to the existing showroom and site improvements. Note: <br />variances are required. <br />Steve Suhayda, architect, made the presentation for the applicant. The City informed the <br />applicant that due to being in the historic district, parking is not desired in front of the building. <br />One suggestion was to have the building take on a more residential look. They created the first <br />floor to be the sales floor and the second floor to be the residential loolcing floor and have <br />added double hung windows with sills for that effect. Another suggestion was to add more <br />windows in the retail portion of the building. They revised some exterior elevations to add <br />some in and outs and make some areas more vertical and add more pop ups. The applicant is <br />trying to create a commercial look and mix it with residential. They also created a two story <br />glass section which would be located on the radius of Lorain and Porter Roads.
