Ms. Wenger read Mr. Crook's comments. He observed that he thought the addition seemed nice
but that the plans would be improved by showing the existing church in relation to the proposed
addition. He also indicated the massing of the two entranceways seemed disproportionate given
the mass of the structures. He had concerns that the lights from the gym would impact
neighboring residences. He also felt the narthex area could be a more dramatic element.
The applicant described that two different colors of cultured stone will be used at the entrance.
Mr. Zergott suggested that stone work which is around the door also continue around the
building at 3 feet high rather than just having the building meet the sidewalk. This would allow
for a better view from the parking lot side. It will also blend in with the landscaping on the south
side of the building. The applicant said that the gym height is the same as the existing building.
New lights will be added to existing light. Four existing Ohio Edison poles will be removed and
22' high lights will be installed. They are proposing to install a light at every door. Mr.
Rymarczyk said a variance will be a required for lighting because the requirement is 30".
However, he said if the height of the pole is reduced, a variance will not be needed. The
applicant stated that all interior lights are recessed and will not hang in the view of the windows.
A revised photometric plan was submitted. The applicant said the closest parking lot light is
100-110' from the property line. The applicant indicated they would revise their lighting plans
to eliminate the need for variances.
Mr. Zergott reviewed the landscaping plan and said he would prefer more natural mulch to red
mulch. Ms. Wenger said they needed to specify on the design review from the number of each
type of plan to be used. Mr. Zergott indicated that the Architectural Review Board would
normally require a more detailed landscape plan prepared by a professional, but that we would
accept the plan that was submitted. The applicant indicated that they work to maintain their
landscaping to keep up the appearance of the church property.
Ms. Wenger recommended that the applicant postpone attending next week's Planning
Commission meeting until the applicant submitted revised lighting plans and building elevations.
She suggested attending the November 9t meeting. Mr. Zergott suggested placing the site plan
on a board showing elevation along with existing pictures.
ADJOURNMENT:
Chairman Zergott moved to accept the building as presented with the addition of adding
the stone veneer 3' high around the soutla side of the builcling and to also bring it up to the
front face of the gym entrance ancl to match the church entrance. Also accept the
landscaping as long as sizes, types and quantities are specifieci. The taxus to be 18-24",
arborvitae be 4-51. The red mulch be removed and replaced with the blaek earth type.
J. Nader seconded and was unanimously approved.
Chairman Zergott adjourned the meeting at 7:00 p.m.
Brian Zergott, Chairman Date Lois McNab, Secretary
4
