the new cooler. They are asking that the 8 x 10' cooler be placed outside on the Brookpark Road
side in the back of the building. They would like to put it behind the existing landscaping, there
is a row of firs that will hide it. It will be sitting on a pad and will be enclosed by an 8' high
wood painted stockade fence to match and blend in with the existing farade of the building.
Currently the height of the condensing unit is 16" higher than the fence due to it being on top of
the cooler. Mr. Rymarczyk indicated that the fence be brought up higher to block its view from
the street. Mr. Zergott asked if they considered adding anything to the front which would make
it more appealing. He also added that stockade is hard to blend exactly with T 11. Mr. Ulewicz
asked if vinyl fencing could be used rather than wood. Although that was considered, the
applicant stated it would fade quicker. Ms. Wenger read comments from Mr. Crook stating that
only adding a little paint to a box type building is not appealing and therefore cannot recommend
this project as submitted. He suggested possibly adding planters, signage, wall lighting, cornice
element, awnings, etc. Ms. Wenger felt a few of these suggestions could be added without
making the costs rise significantly. Mr. Zergott asked the applicant if they discussed changing
the building to make it more inviting. The applicant stated because it is a small franchise, they
are limited in funds. Mr. Zergott suggested that planters and trash containers match that be put
on site. Ms. Nader inquired about signage and the applicant indicated that this will be submitted
on a later plan review. The applicant stated it will be similar to that of Blimpie's. Mr. Ulewicz
suggested bike racks and the applicant liked that idea. Mr. Zergott inquired about landscaping
and suggested that they have matching planters and trash containers. He also suggested bike
racks be placed in the parking lot. The applicant agreed with many of the suggestions and said at
a later stage, they would like to plan a patio. Mr. Zergott indicated to the applicant that he would
like to see a better landscape design and offered to look at it before Tuesday's Planning
Commission meeting.
Mr. Zergott moved to refer this proposal to Planning Commission with the following
recommendations: the applieant will submit new ideas on the front fagade along with new
landscaping, add nice sized planter boxes to front concrete area, add green space so it is not
damaged by winter salt, raise fencing around the cooler to laide the cooling unit and match
the building, build an enclosure for the dumpster with galvanized railed system with wood
siding, place bike racks in the lback parking spots, include decorative garbage can
enclosures to rnatch the planters.
J. Nader seconded the motion, which was unanimously approved.
Ms. Wenger informed the applicant that new revised submissions need to be received by
Thursday in order to appear before the Planning Commission. Otherwise they would be held
until the following meeting.
North Olmsted Assembly of God, 3874 Columbia lZoad:
Proposal consists of building addition.
Representative for the church, Jeff Craven, indicated that the proposal consists of the addition of
a narthex area and gymnasium, which will be located in the rear of the existing building. The
church will also be consolidating its various parcels as part of the development plan.
3
