tl . <br />CITY OF NORTH OLMSTED <br />ARCHITECTURAL RlEEVIEW BOARD <br />COUNCIL'S CONFERENCE ROOM <br />SEPTEMBER 22, 2004 <br />5:30 P.M. <br />1VIINUTES <br />1. laOLL CALL: <br />Chairman Zergott called the meeting to order at 5:30 pm. <br />PRESENT: Chairman B. Zergott, Board members, J. Nader <br />ALSO PRESENT: Planning Director K. Wenger, Building Commissioner <br />T. Rymarczyk, Secretary L. McNabb, Site Student Eli Wiles <br />ABSENT: Board Members J. Crook, T. Ul'ewicz <br />II. REVIEW AND CORRECTION OF MINUTES: <br />The Architectural Review Board minutes dated July 21, 2004 are submitted for approval. <br />J. Nader submitted her minutes indicating corrections to be made. <br />III. SIGNS: <br />1. Sbadow Wood Bradlev Road Cluster, 30898 Bradley Road <br />Proposal consists of the construction of a single family cluster home development. Note: <br />Architectural Review Board tabled this proposal on 7-21-04. <br />Joe Urbanick from Elmsmeer Properties and Bill Kilroy from Johnson & Kikoy submitted the <br />changes that were recommended. Planning Director K. Wenger had previously met with <br />architects J. Crook and M. Yager to discuss landscaping and design revisions. Mr. Kilroy <br />agreed that previously there was no continuity in the design. He then presented revised <br />drawings which indicated those recommended improvements which offered more curb appeal. <br />Planning Director Wenger agreed that they looked better. Mr. Kilroy indicated that shake <br />shingle and additional dormers were added. The plain garage door look has been replaced with <br />another style including glass. K. Wenger, relaying comments from the workshop, said that the <br />architects indicated that they would like additional solid wood options for garages. Revised <br />landscaping plans were presented that showed side yard landscaping that would be added <br />wrapping around on the sides of some units. Additional mounds have been added in front of <br />specific units. The owners will have the right to landscape the sides of their units and around <br />their mailboxes with permission of condo association. Mr. Kilroy indicated that the entry sign <br />was modified to incorporate the same materials and colors from the housing units. Signage color <br />will be a soft almond and the stone color will be Nantucket limestone. The size of signs will be <br />9'W x 5'H. Chairman Zergott indicated that the spruces to be planted must be 6- 8' minimum. <br />Also, Cuyzam dogwoods should be 7- 8' minimum in height on 10' centers. Although <br />Chairman Zergott liked the yard material chosen, he is concerned about the plants chosen and <br />indicated that many were not correct with the exposure to the light situation. He indicated that a <br />professional landscaper be brought in.
