Mr. Kilroy described that the single units will be soft almond colored siding, while duplexes will
be snow white colored siding. Homeowners of both types of units will be able to choose the
stone wanted. The same type of stone or siding will not be used for any two houses directly next
to each other.
Kennington Corporation, the electrical contractor will be providing the lighting for Shadow
Wood Development. They proposed a combina.tion mailbox/post light assembly, which was
approved by the U.S. Postmaster in North Olmsted. There will be one mailbox light above each
set of two mailboxes. The cost of the electricity will be shared equally among the residents.
Chairman Zergott is concerned about vandalism with individual lights above mailboxes and
indicated it may become more of a maintenance problem in the future. He indicated that he
would rather see lighting be positioned more closely to the units themselves. He indicated that
this should be discussed at the Planning Commission meeting.
Marlene Boyle, a resident from nearby Barton Woods, questioned what type of floor plans did
the units have and Chairman Zergott informed her that this board deals with exterior issues only.
Ra1ph Bohlmann had culvert questions and was informed that those be asked at the Planning
Commission meeting. The proposed fencing for the culvert will be a 6' white privacy vinyl
fence. Mrs. Given, who own Fairview Roofing and lives on the western end of this
development, asked how much screening and protection from drainage will they be afforded, as
their property runs along the back and beyond the creek. Mr. Urbanick said they are waiting
on feedback from Mr. Wendell as to what types of plants are recommended to be planted.
Chairman Zergott said that no run off will be allowed to flow onto their property. He indicated
that she should meet with the building and engineering departments to discuss this further.
Mary Bacik asked about the distance the signs will be from the street. T. Rymarczyk indicated
that there are certain code requirements that must be adhered to. Mr. Kilroy thought it would be
25 ft.
Chairman Zergott said that the applicant did a great job attending to the previous concerns.
Chairman Zergott moved to approve Shadow Wood (Bradley Road Cluster),
30898 Bradley Road conStruction of a single family cluster home development with the
following modifications:
1) Spruces to be planted are a minimum of 6- 8' in height, Dogwoods to be planted are a
minimum of 7- 8' in height on 10' centers.
2) Bring in a professional landscaper to choose correct plant material.
3) Instead of lighting on mailboz, position lighting closer to the units.
J. Nader seconded the motion. Motion passed unanimously.
Corner Stone Plaza, 23420 Lorain Road
Proposal consists of the renovation of the current 3000 square foot building along with the
construction of an additiona18470 square foot building to be joined to the northern end of the
current building.
Mark Montgomery presented plans to redevelop Corner Stone Plaza at the northwest corner of
Lorain and Clague Roads.
