.I <br />Currently, they have purchased 2 homes that are north of the existing bank building. Those <br />homes will be razed and the grade leveled to match the existing lot. There is one home that still <br />needs to be purchased and demolished. The sale of this home is contingent on development plan <br />approval. <br />Mr. Montgomery said that he met with the Planning Director, John Crook, and Mark Yager to <br />review the design of the buildings. He reviewed the changes that had been made as a result of <br />these meetings including more variations in height of brick and stone, canopies, and building . <br />elements. T'he colors of the canopies will be blue, green and burgundy depending on the tenant's <br />choice to create that individual look. Chairman Zergott asked what type of building material <br />would be on the west side of the building. Mr. Montgomery stated it would be split face and <br />textured block. <br />In lieu of landscaping, a decorative brick and aluminum fence will run along the perimeter of <br />Clague and Lorain Roads. Decorative lights will be installed in the medallions in the brick piers, <br />which will be flush with the brick. There will be security lighting on the west side of the <br />building near Waldo's Nursery. The area between Waldo's and the existing building will need <br />to be cleaned up. The retaining wall proposed will be standard curb height which is 6". <br />Chairman Zergott asked about the landscaping on the north side of the building. Mr. <br />Montgomery indicated that this side will not be viewable to the street, but is located next to the <br />church. The landscaping will act as a buffer. Planning Director Wenger indicated that more <br />effort should be devoted to enhancing the entry way off of Clague Road. <br />Chairman Zergott said that they had chosen poor plant material and suggested that a more <br />knowledgeable landscaper revise the plan with deciduous trees and more evergreens which <br />would lessen the maintenance involved and offer year-round landscaping. Mr. Montgomery <br />indicated that the architect firm designed the landscaping plan. Chairman Zergott said he would <br />review the plans once a professional redesigns it. It was suggested that heavier landscaping be <br />placed around the dumpster to further conceal it from the church. J. Nader asked if the <br />applicant could complete the application sheet again with more detail, indicating colors, <br />materials, etc. <br />T. Rymarczyk provided Mr. Montgomery with master sign requirements and asked him to <br />review it and be prepared for the next meeting. Mr. Montgomery indicated that the signage will <br />be in relation to the square foot of the unit. Also, he will take into consideration the height of the <br />sign. <br />T. Rymarczyk told him that the September 15'h letter from Building Commissioner failed to say <br />they needed a variance for the width of the north drive aisle. The code requires 22 feet, <br />however, he said that could possibly be reduced if the parking spaces were angled and if the <br />landscaped area was reduced from 22' to 15'. <br />Mr. Montgomery is to bring in revised site plans Friday 9/24/04. <br />J. Nader moved to approve the proposal with the following modifications: <br />1) North side parking lot change to angled parking. <br />, 2) Increase the width of the drive lane and reduce the landscape buffer to 15 feet. <br />3
