submitted a material list it was not properly filled out. The applicants must list the building materials out <br />on the sheet as it is not a yes no answer sheet. The board questioned if there was any green space <br />designated on the site. The applicants advised that there would be landscaped beds at the entrance of the <br />site and in between the individual units. The board asked if the owners could do additional landscaping <br />around their home. The applicant suggested that the owners could submit plans to the association for <br />approval of additional landscaping. Access to and from the site will be from Bradley Road. Each unit <br />will have as small slab patio less than 100 square feet or an option of increasing the patio or adding a <br />deck. Mr. Rymarczyk indicated that if the slabs are under 100 square feet it does not require a permit, <br />however any type of deck or patio over 100 square feet requires a permit. It was also requested that if <br />cement slabs or decks are options they must be called out on the plans as well as shown on the material <br />lists. The applicants reviewed that the roofs will all be the same timber line shingles (weather gray), <br />siding colors will be optional. The board requested the applicants properly fill out the material lists <br />indicating; the prope?- siding colors, type of gutters and color, stone type and color, brick type and color. <br />All building material is to be listed out on material list as well as on the plans. The board questioned if <br />the air conditioning tmits would be placed at the rear of the homes. The applicant indicated that he had <br />not thought about where they would be placed. The board felt that the roofs were very massive and the <br />appearance of tiie units seem to be cookie cutter/repetitive. The board voiced that they did not want sub- <br />par housing units; they are looking for high end housing. The board suggested bay windows could be <br />used to break-up the appearance of the ranch as it needs a lot of work. The main element on the home <br />should not be the garage door. Dormers, roof configuration, front entrance accent and gutter lines should <br />all be addressed to provide a more aesthetically pleasing design. The applicants indicated that fireplaces <br />will also be optional. The board voiced that they would like the City Planner to set up a work session <br />with the applicants to view new plans and come up with ways to improve the site. <br />J. Crook anotion to table Shadow Wood (Bradley Road Cluster) of 30898 Bradley Road until a <br />work session to help move design along is set up. Applicants will return in September to the <br />Architectural Review Board. J. Nader seconded the motion which was unanimously approved. <br />Proposal Tabled. <br />Chairman Zergott aruiounced that there will be a work session regarding ADA compliance on Thursday, <br />August 5, 2004 at the North Olmsted library and is open to the public. <br />VI.
