k . <br />Chairman Zergott called all interested parties forward to review the request. Mr. Dave Ports with Ports <br />Architect, Mr. Pugh, with Roberts Group Architect, Mr. Baum with Famous Dave's, and Mr. Mckinley, <br />Operations director of Famous Dave's each were present to review the proposal. Applicants reviewed <br />that they met with City officials and believe that the plans meet the suggestions made. The use of stone <br />and colored e.f.i.s. and siding has been added to help bring the style of the building in line with the <br />product. A new vestibule will be constructed at the main entrance. New canopies with goose neck lights <br />have been added over each of the windows. The color pallet chosen is earthy colors to match the <br />restaurants rustic nature and the existing shopping center. The existing brick base will be repaired and <br />painted a dark color to anchor the building. The dark brick base along the west front entry is a planter <br />box and will continue under the vestibule and along the north side of the building. The service area will <br />be located in tfie south east corner of the site and will have a screening wall. Ms. Nader voiced a <br />concern that the service area would face into the main mall area and the screening would not hide the <br />hood fans/smoker stack. Applicants indicated that the smoker stack would be painted the same color of <br />the building to help hide it. The air conditioning units will be screened from view. Mr. Zergott <br />indicated that along Lorain Road the plans show shrub roses only, he would like a mixture of Shrub <br />Roses, Maiden Grass, Black Eye Susan's, Stella D'Ora's, and other perennials that will bloom spring <br />through fall. The proposed ginkgo trees he is not sure he would want on the site as it is hard to tell if you <br />have male or female plant. He's not sure they would fit in the beds along the north side of the building <br />either. He suggested the planting beds be 75% evergreen, blue night salvia, which is already on site. <br />Increase same quality at the ends to anchor the corners. Use a Taxus Densiformis shrub in the middle, <br />which is low and won't interfere with the signage. The juniper is very low lying and will be a mat along <br />the planter beds. Applicants questioned if the juniper should be removed from the beds as the beds are <br />only 12 to 18 inches deep. Mr. Zergott recommended only two trees (low growing dogwood or Japanese <br />maple) on the north side of the building placed in the lawn area on either side of the wall sign. <br />Applicants should use 3 Austrian pines to hide the smoke vent from the mall view. From the south east <br />corner inward, place 6-foot arborvitae on 3-foot center where the building and service area meet. Mr. <br />Rymarczyk requested the irrigation plans be called out in the next landscaping plans submitted for <br />Planning Commissiou. He reviewed for the applicants that the photometric plans as shown will require <br />variances and cut sheets of all light fixtures are required to be submitted and reminded the applicant that <br />the lights must have full cutoffs. Applicants indicated that they would show an irrigation plan on the <br />new landscaping plan and submit new photometric plans and cut sheets of the light fixtures. The <br />existing two pole lights will be removed and the bases will remain. Mr. Rymarczyk indicated that light <br />pole bases within 5-fi;et from a parking area require 30 inch high base. There will be one sconce light on <br />either side of the entrance vestibule. Note: new photometric plans and landscaping plans are to be <br />submitted showing clianges requested at Planning Commission meeting. <br />B. Zergott moved to approve Famous I)ave's Barbeque of 26410 Great IVorthern Shopping Center <br />their proposal which consists of a new portico at the entry and cosmetic work on exterior walls. <br />Applicant is to subinit new photometric plan which is toned down. The planting along the smoker <br />shall be changed to 6-foot high emerald green arborvitae on 3-foot centers. Planting beds along <br />Brookpark Road are to have a variation of Grasses, Black-eyed Susan's, 5tella I)'Oro's, Autumn <br />Joy Sedum and Bush Roses. The Ginkgo's are to be removed and replaced with Red Japanese <br />Maple trees to frame in the north elevation planting beds. Around the bases of the tree shall be <br />Stella D'Oro's or Day Lilies. T'he planting beds along the north will remain short Juniper. Shadow Wood (Bradley Road Cluster); 30898 Bradlev Itoad, PP# 233-07-025: <br />Proposal consists of the construction of a single family cluster home development. <br />Chairman Zergott called all interested parties forward to review the request. Mr. Urbanick with <br />Greenland Consulting, Mr. Johnson and Mr. Kilroy proposed developers each came forward to review <br />the proposal. The plan shows possible footprints for both a detached and duplex units. There will be <br />single story and double story units and the design allows the ranch unit to fit on all footprints of the site. <br />The units will have the option of stone or brick, as well as a bay window in the front. The siding is a <br />mixture of vinyl shakes and vinyl siding. The Building Deparhnent advised that although the applicants
