ROLL CALL: <br />Chairman Zergott called the meeting to order at 5:30 p.m. <br />PRESENT: Chainnan B. Zergott, Board members; J. Nader and J. Crook.. <br />ALSO PRESENT: Assistant Law Director B. O'Malley, Assistant Building Commissioner T. Rymarczyk <br />and Clerk of Commissions D. Rote. <br />II. REVIEW AND CORRECTION OF MIlNUTES: <br />The Architectural Review Board minutes dated December 17, 2003 are submitted for approval. <br />Mr. Zergott requested the word variety be used instead of breed on page 41ine 17 and Mrs. Nader requested <br />the minutes reflect the correct spelling of her name. <br />B. Zergott motion to approve the Arclutectural Review Board minutes dated December 17, 2003 as <br />corrected. J. Crook seconcled the motion, roll call on the motion B. Zergott and J. Crook "yes" J. <br />Nader abstain. <br />M. SIGNS: <br />N. OLD BUSINESS: <br />V. NEW BUSINESS: <br />1. Dale Schmidt Sublot #9 (PP# 234-09-017) Industrial Parkway(WRD 3): <br />Proposal consists of construction of self-storage structures business <br />Note: variances are required. <br />Chainnan Zergott called all interested parties forward to review their proposal. Mr. & Mrs. Schmidt the <br />owners and Mr. Smith their arclutect came forward to review the proposal. <br />Mr. Schmidt reviewed that the land is 4.14 acres and there are two phases for the site. The use of the site is <br />for a self-storage facility. There are peers used along the front of the site to break up the iron fences <br />appearance. There will be 4 buildings on the site for the first phase. The color chosen for the brick fronts, <br />and peers blend with the metal doors, and header colors as written on the Architectural Review Board <br />application. Applicants submitted cut sheets of light fixtures and new blueprints including photometric <br />plan. They changed the number of lights listed on the sheet, fllere will be more lights with lower wattage. <br />All the lights on the site will be mounted to the buildings below the roofline with full cutoffs. Due to the <br />elevation differences on the site, the roofline will be continuous but the actual height of the buildings will <br />very with the arade. The fencing along the front of the site will be an aluminum system but appear to be <br />rod iron, the remainina fencing on the site will be chainlink. There is a gate system in the front of the site so <br />only those with codes will be able to access the site after 10:00 p.m. The air conditioning system will be <br />placed on the ground in the building offset behind the office. The heating system will be inside t11e <br />building. The board was concerned about having a dumpster enclosure in the front of the site. The <br />applicants felt that the brick dumpster enclosure could be better controlled if it is placed in plain sight of the <br />main office. The Board requested galvanized steel with wood slats for the dumpster gates. Landscaping is <br />to be addressed, the evergreens at the entrance beds will block visibility. Use lower planting alona main <br />entrance. and move larger evergreens to outer area of entrance. Instead of Bradford pear trees, use <br />Cleveland select, which is be hardier. Building department reviewed that applicants need variances for not <br />meeting the 15% landscape improvements of entire site, parking setback and visitor parking requires <br />variance. Applicants felt that once they clean the existing foliaDe on the site it would constitute a 15%
