Mr. Crook felt that the <br />proposed colors for the site are fine but the overall design of the main building was lacking. The building <br />does not really match the existing building designs of the area. More effort is needed to enhance tl-ie <br />appearance of the main office. The board suggested placing an accent band in the brick walls. The <br />entrance should include a gable or some type of accent to break the plane. The board requested applicants <br />remove the flat metal fascia panels and use all brick with a cornice accent. The entrance is to be redesigned <br />to include an architectural element.. Even prefabricated cornices would improve the appearance. The <br />Building department requested cut sheets of the lighting fixtures stating they have full cutoff abilities. <br />J. Crook motion to approve Dale Sclemidt Sublot #9 (]PP# 234-09-017) Industraal Parkway with the <br />follmwing conditions; Landscaping be revised to recluce the height of the landscaping features at the <br />front entrance way, Bradforcl pear trees changed to Clevelancl select The landscape design be in <br />groupings and serpentine. The building should include masonry accent bnnds reflected in the walls <br />of the main building as well as building 2& 3, as well as the peers (piers). (A cornice and a new <br />design to include an entrnnce element shall be added.) B. Zergott seconded the motion, which was <br />unanimously approved. The applicants were advised that any revisions to plans would need to be <br />submitted by noon Friday and the applicants still needed to apply to go before the Board of Zoning Appeals. <br />Total sets of plans required for both boards 17. <br />2. ENT Health Services; (PP# 236-02-006) 25761 Lorain Road (WRD 41- <br />Proposal consists of a 2,784 square foot addition and partial alteration to existing building. <br />Note: Variance required for adding to a non-conforining building. <br />Chairman Zergott called all interested parties forward to review their proposal. Mr. Augoustidis, tlie <br />Architect for project and Mr. Fakelis, the firms Architect intern were present to review the proposal. <br />Mr. Augoustidis presented photos of the surrowlding properties. The applicants reviewed that they were <br />coirunissioned to do a feasibility study for a surgical wing addition. Currently the doctors are only allowing <br />a limited approach to make sure zoiung will allow the addition. The proposed parking spaces are within the <br />limits of the code. Currently the existing building is a non-conforming building as the front is within t11e <br />50-foot setback. The addition will be a two suite sur;ical building, the patients will enter at the front <br />building side entrance and exit directly though the sur;ical building. As this is a surgical wing, it is <br />reqtured to have a backL?p generator, wluch will be placed along the southeast corner of the building. <br />Landscaping will be used to screen the generator. The addition will have three ADA parkina spaces along <br />the west side door. The current ground sign will remain as placed. Deliveries are made directly to the <br />btulding through assigned doors. There is a room for medical gases, which is required to have an exterior <br />access door. There are no windows assigned to the building, as it needs to remain sterile at all times. There <br />will be a dove-gray metal canopy over the egress doors. The brick will match the existing brick in color <br />and size and have soldier coursing along the roofline. There will be smooth steel gray metal panels used to <br />delineate the two buildings. The mechanical screens will be metal louvers and match the other metal colors. <br />At this point, the sizes of the mechanical units have yet to be chosen. They have not conducted a site <br />survey as of yet. The generator will be no higher than 54 inches tall and will sit on a slab. Mr. Zergott <br />voiced that the einerald green arborvitae plants chosen is good for screening the generator but not the <br />building area as they can grow up to 15 feet tall. Taxus sebian would work better on the west side of the <br />building. It was strongly recommended that the applicants lure a professional landscaper to conduct a <br />complete site survey, as most of the landscaping on the site is dead or dying. The builduig department <br />informed the applicants that by code the entire site must have an irrigation system. The board would be <br />hard pressed to approve landscaping without addressing the entire site. The board recommended <br />landscaping and a brick wall be used to baffle the noise from the generator. The doors on the addition will <br />match those of the existing buildings. Mr. Crook requested that the owners replace the mechanical <br />screening on the existing buildings to match that of the new building as they are in poor condition. The <br />board suggested doing some type of architectural vertical elements at the comers of the new building. The <br />building department requested the applicants show the loading dock/space of 12' x 25' which is required by <br />? code on the new plails. The applicants also are required to apply to the Board of Zoning Appeals prior to <br />going before the Plaruung Commission. The board requested that the board on board dumpster enclosure be <br />2
