Kremzar moved to grant Turf Specialists of 31407 Bradley Road their request for <br />variance (1123.12), which consists of a new storage building & drive and the following <br />variance is granted: 1. A 8'0 variance for side yard setback of drive, (code requires <br />1010, applicant shows 2'0), section (1145.07) table. N. Sergi seconded the motion, which <br />was unanimously approved. <br />4. Weber Auto, 23779 Lorain Road, WRD 2 <br />Request for variance (1123.12). The proposal consists of a ground sign. <br />The following variance is requested: <br />1. A 3'6" variance for a ground sign too close to right of way. (code requires 5', applicant <br />show 1'6"). Note: Applicant wants to use an existing frame <br />Which is in violation of Ord. 90-125, section 1163.26B <br />Acting Chairman Kremzar called all interested parties forward to review the request. Mr. <br />Weber (son) and Mrs. Weber came forward to be sworn in and review the request. Mr. <br />Weber indicted that there is not enough room for a conforming ground sign. There was a <br />pole sign but they could not use it due to current code requirements. They have lost clients <br />and have had complaints that the sign on the building is not visible from the road. The board <br />felt that there could be safety issues such as visibility and suggested the ground sign be <br />moved back further or placed on the west side of the entrance. Mr. Conway felt that if the <br />sign is on the east side of the entrance as shown on the plan there would not be a safety issue. <br />He suggested that if the board did not want. to grant the variance they may want to approve <br />some type of pole sign. Mr. Weber stated that the owner of Fish Furniture had a problem <br />with placing the sign on the west side of the entrance. Mr. O'Malley felt that the board could <br />continue reviewing alternative areas. Mr. Weber indicated that if the sign is pushed back the <br />parking space would be unusable. Mr. Conway suggested the board table the issue and <br />request the applicant place a mock size sign in the location of the proposed ground sign and <br />have the safety department report whether or not they feel the location poses any safety <br />concerns. <br />W. Kremzar moved to table Weber Auto of 23779 Lorain Road until a mock sign is <br />erected and the safety department reports if there are any safety issues. N. Sergi <br />seconded the motion which was unanimously approved. <br />5. Westburv Apts, 25151 Brookuark Road <br />Request for variance (1123.12). The proposal consists of erecting a new sign or building <br />The following variance is requested: <br />1.A 5' 4" variance for a wall sign higher than code permits, (code permits 4', applicant <br />shows 9'4"), section 1163.27C). <br />2.a 65 sq. ft. variance for a wall sign larger than code permits (code permits 100 sq. ft., <br />applicant shows 165 sq. ft.), section (1163.27C). <br />3.A 4 foot 2 inch variance for a wall sing higher than code permits (north elevation), (code <br />permits 4', applicant shows 8'2"), section (1163.27 C). <br />4.A 4 foot 2 inch variance for a wall sign higher than code permits (south elevation), (code <br />permits 4', applicant shows 8' 2"), section (1163.27 C). <br />S.A 25.5 square foot variance for a wall sign larger than code permits (north elevation), (code <br />permits 100 sq. ft., applicant shows 125.5 sq. ft.), section (1163.27 C). <br />6.A 25.5 square foot variance for a wall sign larger than code permits (south elevation), <br />(code permits 100 sq. ft., applicant shows 125.5 sq. ft.), section (1163.27 C). <br />7.A variance for more than 2 signs on a building, (code permits 2, applicant shows 3), section <br />(1163.27 A). <br />3
