BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF JANUARY 7, 2019 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:00 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Mike Raig, Eric Allain, Bob Papotto, Ralph Mackey, Dan Rahm <br />Staff Assistant Law Director Bryan O'Malley, Assistant Building Commissioner Dan Russell, <br />Planner James Aspery, Administrative Assistant Nicole Rambo -Ackerman <br />BOARD ORGANIZATION <br />Mr. Mackey moved, seconded by Mr. Allain, to elect Mr. Raig as Chair, motion passed 5-0. <br />Mr. Mackey moved, seconded by Mr. Papotto, to elect Mr. Allain as Vice Chair, motion <br />passed 4-0, Mr. Allain abstained. <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the Building and Zoning Board of <br />Appeals minutes of December 3, 2018, motion passed 5-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />18-12532; Timothy Ulewicz; 26775 Butternut Ridge Road <br />Representative: Tim Ulewicz, owner <br />Proposals consists of a detached garage and an appeal of a Notice of Violation. Property is zoned <br />A -One Family Residence. Proposal was tabled at December 3, 2018 meeting. <br />1. A 630 sq. ft. variance for area of private garage; code permits 750 sq. ft., applicant shows <br />1,380 sq. ft.; Section 1135.02(B)(1)(a). <br />2. An 8 ft. 6 in. variance for detached garage height; code permits 15 ft., applicant shows 24 ft. <br />6 in.; Section 1135.02(B)(1)(b). Note: Building height is determined from the average <br />elevation of the finished grade at the front of the building to the average height between the <br />eaves and ridge line for a gable, hip or gambrel roof. <br />3. A 3 ft. variance for rear building setback; code requires 10 ft. setback for private garages, <br />applicant shows 7 ft.; Section 1135.02(B)(1)(c). <br />4. A variance for a gravel driveway and parking pad; code requires that driveways and parking <br />pads are constructed of concrete or asphalt, applicant shows the driveway serving the new <br />garage to be gravel; Section 1135.02(B)(2)(b). <br />Mr. Aspery stated that the applicant is proposing to construct a new detached garage in the <br />southwest corner of the property. The property has two existing accessory structures and the <br />applicant is proposing to combine these structures to create a two-story garage by adding on to <br />them. When combined, the proposed garage would have a total area of 1,380 square feet, <br />
