Mr. Aspery said the applicant is proposing to install canopy signage for Chuck E Cheese. A
variance is required for total sign area on the building, which includes Orange Theory to the east;
the entire building is permitted 209.15 square feet of signage, whereas the applicant's sign
proposal brings the total building sign area to 221.97 square feet. As for the signs themselves, the
proposed canopy signs require a variance for one canopy sign that is not located above a building
entrance. Code allows one canopy sign per building entrance canopy; however, only one canopy
is over a building entrance, on the west elevation, therefore requiring the requested variance. The
other canopy sign, located on a south elevation canopy, is not allowed by code as it not over a
building entrance. A variance is required permitting both proposed canopy signs to extend closer
than 4 inches to the top of the canopy; by combining the four -inch buffer required below the top
of the canopy with the 12 inches currently shown extending above the canopy, the total variance
required comes to 16 inches. Mr. Walters said the marquee sign is proposed to provide
directional signage on the south side of the building to direct customers to the entrance on the
west side. Mr. Allain asked if the project was approved by PDC, Mr. Aspery said the exterior
changes were approved administratively. Mr. Allain did not think the proposed variances were
excessive given the circumstances and the proposal is tasteful. Mr. Raig agreed and believed they
were staying close to the permitted amount of signage for similar buildings with similar layouts.
Mr. Allain moved, seconded by Mr. Papotto, to approve the following variances for 18-
12852; Chuck E Cheese; 26104 Great Northern Plaza:
1. A 12.82 square foot variance for total building sign area; the building is permitted
209.15 square feet, applicant shows 221.97 square feet; Section 1163.25(B).
2. A variance for 1 additional canopy sign; code allows 1 canopy sign per building
entrance canopy, applicant shows 1 canopy sign not over a building entrance canopy;
Section 1163.29(A).
3. A 16 -inch variance for canopy sign extension; code requires canopy signs extend no
closer than 4 inches to top of canopy, applicant shows extension 12 inches above top of
canopy; Section 1163.29(B).
Motion passed 5-0.
COMMUNICATIONS
BZBA Training
Ms. Rambo -Ackerman told the commission member that the tentative time for training will be
6:00 pm February 4th in the Caucus Room.
ADJOURNMENT
With no further business, the meeting adjourned at 7:57 p.m.
M (t T
Mike Raig, Chair
Approved: 2- 119
Nicole Rambo -Ackerman, Administrative
Assistant
