Standard Oil <br />has removed gasoline tanks, islands, etc. Mr. R. Lafferty of <br />Standard Oil Real Estate came forward at this time. Mr. Gundy <br />stated parking, landscaping, etc. is expected to be brought up <br />to code. Drawing presented is out of proportion and out of <br />scale. Mr. Davis moved for approval, Mr. Elliott seconded and <br />motion passed. <br />IV. Old Business <br />(a) Clague Plaza - see above <br />(b) City Line Estates Subdivision #2 & 3 <br />Mr. Lombardo and Mr. Andreano appeared before the Commission at <br />this time. Item is continued from previous meeting. Request is <br />to change zoning from A to B. Lot and street layouts were re- <br />quired. History of ownership and zoning was detailed. Price of <br />improving lots was explained. Three drawings were presented to <br />Commissioners. Many Bretton Ridge neighbors were present. Coun- <br />cilman West asked if it is possible to run a road, another access, <br />to Barton Rd. Mr. Andreano said the proposed I-180 overpass will <br />interfere. Portions of 2 lots are to be condemned by the State. <br />Area between lots 18 and 17, except for easement to connect with <br />North Olmsted sewer system and water, is to be park area. Ques- <br />tion was asked concerning trailer park septic tank on City Line <br />Estates property. The septic tank must be abandoned; County Board <br />of Health will oversee same. North Olmsted is responsible by de- <br />sign for sewers in portions of Olmsted Township. There is contract <br />with trailer park stating trailer park must connect with North Olm- <br />sted sewer system when Mr. Lombardo develops his property. Connec- <br />tions will be made at no expense to North Olmsted tax payers. Leng- <br />thy discussion took place. Adjoining Bretton Ridge property owners <br />expressed concern regarding class of homes to be built, deed restric- <br />tions, roadways in the subdivision and there was question as to whe- <br />ther or not the developers could go before Zoning Board to seek vari- <br />ance for 75 lots, perhaps Class A Cluster. Mr. Gareau said one can <br />enforce deed restrictions only if one is a party to same. One lot <br />in the subdivision does belong to the City of North Olmsted. Mr. <br />Tischler moved for approval of this proposal to zone from A to B <br />certain lands as described in plan. Mr. Prokasy seconded. Motion <br />passed with all present voting aye except Mr. Davis who voted nay. <br />(9:30 p.m. - Mr. Tischler left the meeting at this time). <br />V. New Developments and Subdivisions <br />(a) Southern Ave. resubdivision <br />Mr. McDermott presented plans and distributed location maps. Messrs. <br />Nagy and Bauer appeared before the Commission. It was explained how <br />new sub lot #15 can be created by subdividing #114 and #13 down. Lots <br />are in B zoned area. Lots are 70 ft. at building line. New lots <br />conform. Mr. Brewer moved to approve subdivision proposal. Mr. Pro- <br />kasy seconded. Motion passed. (Mr. Elliott called roll). <br />
