the previous submission, the applicant has added some landscaping to the southeast corner of the <br />lot in the area nearest the vacuums. Building lighting will include three new LED wallpacks <br />along the east elevation and tube lighting integrated into the vacuum stations. The BZBA <br />approved lighting variances for illumination level and fixture types that were not full cut off. The <br />board conditioned approval on the vacuums not operating past 10:00 p.m. The nearest vacuum is <br />located 123 feet from the first residential parcel to the north. While not a zoning ordinance, <br />sound levels are regulated in Chapter 555 of the General Offenses Code. Based on the <br />information submitted by the applicant, it appears the vacuums may exceed the decibel level <br />allowed for a residential receiving land use if operating until 10:00 p.m. The code requires noise <br />be reduced after 9:00 p.m. Ms. Lieber asked for clarification regarding the classification the <br />vacuums will be in to determine the noise levels. No signage changes are proposed under this <br />development plan and a separate sign package will be submitted at a later date. <br />Mr. Yund reviewed the three options for the attachment hose noise levels. "Attachment <br />removed" indicates a hose with no claw and an open hose. "Sealed attachment" is when the hose <br />is in its resting place. "Wide open with attachment' would be if the hose was being held in the <br />open air. Mr. Matejka said the landscaping was reconsidered and they would like to take the <br />plants along the east property line and shift them to the front of the property. The concrete will <br />be repaired or replaced from the building line to the east to allow traffic to move easier through <br />the facility and prevent backups onto Lorain Road. The vacuums are being incorporated into the <br />project to keep the business competitive. Mr. Yund added that removing the canopies will make <br />the area safer for customers by giving them more room to maneuver around their cars. Mr. <br />Matejka added that the vacuums will be turned off when the business closes at 8:00 p.m. Mr. <br />Matejka said the grasses initially proposed along the east property line would not be installed <br />along Lorain Road, but the sedum and silver mound plantings would be. <br />Mr. Matejka reviewed the materials — the split face block will be installed along the east base of <br />the building, the larger sample is the stone cap, and the black paint sample would be painted on <br />the metal panels. Mr. Rerko asked if all of the existing metal panels will be painted black to <br />match the infill and Mr. Matejka said they will be. Mr. Yund asked if they are leaving the <br />building unpainted, could they change the color scheme to brown with a sandstone top. Mr. <br />Rerko preferred the black color scheme but said some earth tones could be chosen to coordinate. <br />Mr. Yund said the top of the building would still be black. Mr. Rerko suggested the cast stone <br />remain black to tie into the black metal panels if the building color would be left as it is. Mr. <br />Rerko asked about creating lanes in the lot. Mr. Yund said the parking area would be striped and <br />curbed and there will be cones identifying driving lanes through the car wash. Mr. Malone asked <br />how customers would get out if they are parked in the angled spots by the vacuums, Mr. Yund <br />said they will have to back out and turn around. Mr. Rerko thought it would be an issue when a <br />queue has formed for the car wash and vacuum customers are trying to exit. <br />Mr. Yund said the landscaping along the eastern property line would not be installed north of the <br />intersection of the curb going east around the existing crabapple. Mr. Malone was ok with the <br />change since the neighbor has a good deal of green space. He asked that evergreens and <br />deciduous shrubs be installed in the landscaping along Lorain Road and only use the proposed <br />perennials as accents. Mr. Yund was concerned about plants that can withstand salt, Mr. Malone <br />suggested visiting Klynnurseries.com to find a list of salt -tolerant plants. Mr. Malone asked <br />
