2. A use variance to permit major vehicle repair; code does not permit major vehicle repair in
the B-4 Mixed-use Business District, applicant proposes a vehicle collision repair facility;
Table 1139.03-1.
Mr. Phillips requested to table the proposal.
Mr. Mackey moved, seconded by Mr. Papotto, to table the proposal for 19-13061; Morris
Cadillac; 27048 Lorain Road until the following meeting, motion passed 3-0.
19-13564; Canine Country Club; 29929 Lorain Road
Representatives: Jeff Kolenich, 29260 Clemens Road, Westlake; Jude Johansen, 29929 Lorain
Road
Proposal consists of signage. Property is zoned B-2 Office/Service. The following variances are
requested:
1. A 14.62 sq. ft. variance for building sign area; code allows 69 sq. ft., applicant shows 83.62
sq. ft.; Section 1163.25(b).
2. A variance for 1 additional wall sign; code allows 1, applicant shows 2; Section 1163.28(a).
Mr. Aspery said the applicant is proposing to install two new wall signs. A 14.62 square foot
variance is required for total wall sign area on the building: 69 square feet are allowed whereas
83.62 square feet are shown. The allowable building sign area figure is calculated based on one
square foot of building sign area per one linear foot of building frontage, with a total building
frontage of 69 feet shown. A variance is also required for a second wall sign on the building, as
only one wall sign is allowed by code. No ground signage is proposed under the current sign
permit application. Mr. Kolenich said the main sign is on the upper portion of the building. Part
of the owner's logo is a crest that she would like to install closer to the door for more visibility.
The applicant does not want the available space on the monument sign. Ms. Johansen wants a
larger sign due to the large scale of the fagade and she thought a smaller sign would look odd.
Mr. Mackey understood the rationale for wanting signage on the building. Mr. Raig thought the
signage was nicely done.
Mr. Papotto moved, seconded by Mr. Raig, to approve the following variances for 19-
13564; Canine Country Club; 29929 Lorain Road:
1. A 14.62 sq. ft. variance for building sign area; code allows 69 sq. ft., applicant shows
83.62 sq. ft.; Section 1163.25(b).
2. A variance for 1 additional wall sign; code allows 1, applicant shows 2; Section
1163.28(a).
Motion passed 3-0.
COMMUNICATIONS
Sign Code Update
Ms. Rambo -Ackerman said a consultant has been chosen for the sign code update and staff is
hoping to begin discussions at the beginning of June. Mr. Raig and Mr. Mackey volunteered to
be part of the advisory committee.
