The committee tried to follow the property boundary lines
but some lots were too deep so the historic district boundary cuts across those properties. Ms.
Lieber thanked Mr. Dubowski, Mr. Neville and Mr. Schumann for their work over the past few
months to prepare the report. Initially, the committee looked into expanding the district but some
adjacent properties seemed to be distinctly separate areas from the Butternut Ridge district. The
committee felt it would be better to focus on the existing district and look into the possibility of
new districts in the future. Ms. Lieber was encouraged that there will be a definitive map going
forward. The next step is to hold a public hearing for which the impacted property owners would
be notified. There are four properties that the committee felt should be removed: PPN 232-10-
022 (27726 Lorain Road), PPN 235-04-017 (26650 Butternut Ridge Road), PPN 235-24-003
(View Point Condominiums), and PPN 236-11-008 (Butternut Ridge Apartments). Mr.
Schumann explained that the Rebecca's plaza was demolished in 2005. The commission had
worked with Halleen to create a building that fit into the district but the approved plan was never
built. He thought that removing the lot from the district will encourage Halleen to develop the
lot. Mr. Neville pointed out that there were several maps that contradicted each other regarding
the district boundary and the proposed map will make it clear to the residents and staff. Mr.
Schumann said the Marathon gas station and the lot behind it were left in the district since it is
the beginning of the district and it was the original site of the church. After the public hearing,
the comments will be incorporated into the report and submitted to City Council for approval.
Ms. Lieber will work on a presentation for the public hearing.
