BUILDING & ZONING BOARD OF APPEALS <br />CITY OF NORTH OLMSTED <br />MINUTES OF JULY 1, 2019 <br />ROLL CALL <br />Chairman Raig called the meeting to order at 7:03 pm in Council Chambers and led the Pledge <br />of Allegiance. <br />Present: Mike Raig, Bob Papotto, Ralph Mackey, Dan Rahm <br />Absent: Eric Allain <br />Staff. Assistant Law Director Bryan O'Malley, Assistant Building Commissioner Dan Russell, <br />Planner James Aspery, Administrative Assistant Nicole Rambo -Ackerman <br />REVIEW AND CORRECTION OF MINUTES <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the Building & Zoning Board of <br />Appeals minutes of June 3, 2019, motion passed 4-0. <br />RESIDENTIAL APPEALS AND REQUESTS <br />19-14125; Neal Ginlev; 6208 Mackenzie Road <br />Representative: Neal Ginley, owner <br />Proposal consists of a new driveway. Property is zoned B -One Family Residence. <br />The following variance is requested: <br />1. A variance for width of a driveway serving a detached garage; code allows a maximum width <br />of 12 ft. in the front yard and 24 ft. in the side and rear yard, applicant shows a width of 12 ft. <br />6 in. widening to 29 ft. in the front yard and 29 ft. in the side and rear yard; Section <br />1135.02(B)(2)(c). <br />Mr. Aspery stated that the applicant is proposing to replace the existing gravel driveway with a <br />concrete driveway serving the detached garage. Code allows a maximum width of 24 feet for a <br />driveway in the side and rear yard and 12 feet in the front yard. The applicant shows the <br />driveway at a maximum width 29 feet in the side yard and rear yard tapering to 12 feet 6 inches <br />in the front yard, both of which dimensions require the variance. Mr. Ginley said the existing <br />driveway is 12 feet 6 inches wide at the top of the apron and the driveway is slightly offset from <br />the garage opening. The additional space between the house and garage would allow him to <br />access the gate and garbage cans. The wider driveway will allow him to maneuver his vehicles <br />around to better access the road. Mr. Papotto asked if the concrete driveway will be narrower <br />than the gravel driveway, Mr. Ginley said it will be neater and not as wide. Mr. Raig asked about <br />the 20 feet mentioned in the applicant's letter, Mr. Russell said it is how far in front of the garage <br />the 24 width is allowed before it has to taper back. Mr. Mackey asked if the drive is wide enough <br />to turn around, Mr. Ginley thought it would be manageable if only two cars are in the drive. Mr. <br />Mackey saw the applicant's need for the ability to turn around, Mr. Rahm agreed. Mr. Papotto <br />thought it will be an improvement and will function well. Mr. Raig added that an email was <br />received by Councilman Glassburn in favor of the proposal. <br />
