A variance for width of a driveway serving a detached garage; code allows a maximum <br />width of 12 ft. in the front yard and 24 ft. in the side and rear yard, applicant shows a <br />width of 12 ft. 6 in. widening to 29 ft. in the front yard and 29 ft. in the side and rear <br />yard; Section 1135.02(B)(2)(c). <br />Motion passed 4-0. <br />19-14215; James Kutchko; 5936 Fitch Road <br />Representative: James Kutchko, owner <br />Proposal consists of a new driveway. Property is zoned A -One Family Residence. <br />The following variances are requested: <br />1. A 2 ft. variance for width of a driveway serving an attached garage; code allows a maximum <br />driveway width of 24 ft. with an additional width of 12 ft. if a driveway section is adjacent to <br />one side of the garage, applicant shows a combined width of 38 ft.; Section 1135.02(B)(2)(c). <br />2. A 10 ft. variance for depth of a paved area adjacent to the garage; code allows a paved area, <br />the width of the garage and any driveway adjacent to the garage as measured from the garage <br />walls, to extend for a distance (depth) of 20 feet from the garage doors before tapering back <br />to the required driveway width, applicant shows depth of 30 ft.; Section 1135.02(B)(2)(c). <br />Mr. Aspery stated that the applicant is proposing to replace the existing concrete driveway. The <br />first variance for driveway width addresses the code requirement that a driveway serving an <br />attached garage may have a maximum width of 24 feet. Since they show a driveway section <br />adjacent to the garage, they are permitted an additional 12 feet in paved area width for a total <br />allowable width of 36 feet at the garage; they currently show a total width of 38 feet. Regarding <br />the second variance, code allows a paved area, the width of the width of the garage and any <br />driveway adjacent to the garage as measured from the garage walls, to extend for a distance of 20 <br />feet from the garage doors before tapering back to the required driveway width. The drawings <br />show the driveway extending 30 feet before tapering back, therefore requiring a variance of 10 <br />feet. Mr. Kutchko said he has needed a driveway for some time. He has a big work truck which <br />he would like to park on the pad so it is out of the way. Parking in front of the pad would allow <br />the applicant to turn around. The wider width 30 feet from the garage would prevent the <br />applicant from creating ruts in his yard. He maneuvered his vehicles to determine the dimensions <br />since he has four drivers in the home.
