Mr. Allain moved, seconded by Mr. Papotto, to table the request for 19-14466; Mark <br />Madden; 4530 Selhurst Road, motion passed 4-0. <br />COMMERCIAL APPEALS AND REQUESTS <br />19-13751; Chick-fil-A; 4779 Great Northern Boulevard <br />Representative: Allan Wiley, QBC Design, 565 White Pond Drive, Akron, OH <br />Proposal consists of signage. Property is zoned B-3 General Business. <br />The following variance is requested: <br />1. A variance for 1 ground sign; parcel is permitted 3 ground signs, applicant shows 4, Section <br />1163.27(a). <br />Mr. Aspery stated that the applicant is proposing to install a new sign package as part of the <br />planned double drive through reconfiguration. The proposed ground signs include two new menu <br />boards and a clearance bar, with the existing monument also being factored into the variance <br />calculation, making a total of four ground signs on the property. The property was previously <br />granted a variance for three ground signs in 2006, therefore requiring the single additional <br />ground sign under the current request. It should also be noted that the applicant is removing the <br />canopy lettering shown on Canopy Elevation Plan ELI from their proposal. Clearance language <br />is counted as signage in order to remain content neutral, so the revision is being made to remove <br />the need for a larger sign quantity variance. Mr. Wiley reviewed the proposal to install a double <br />drive through to handle the large amount of traffic. Two order stations with two signs will be <br />needed and a clearance bar to limit larger vehicles from going through the drive through in <br />addition to the monument sign. Mr. Allain thought this request is similar to other sign variances <br />that have been requested. Mr. Raig did not think the request is excessive. Mr. Mackey <br />appreciated that Chick-fil-A is trying to alleviate the congestion. Mr. Gareau pointed out that a <br />parking agreement is in effect with Great Northern Town Center to allow the Chick-fil-A <br />employees to park on the neighboring property. <br />Mr. Allain moved, seconded by Mr. Papotto, to approve the following variance for 19- <br />13751; Chick-fil-A; 4779 Great Northern Boulevard: <br />1. A variance for 1 ground sign; parcel is permitted 3 ground signs, applicant shows 4, <br />Section 1163.27(a). <br />Motion passed 4-0. <br />19-14584; Horizon Education Center; 25300 Lorain Road <br />Representatives: Bob Kunzen, Brilliant Electric Sign, 4811 Van Epps Rd, Brooklyn, OH; Jeanine <br />Collins, Horizon Education Centers, 29510 Lorain Road <br />Proposal consists of signage. Property is zoned B-3 General Business. <br />The following variances are requested: <br />1. A variance permitting a ground sign in the required 35 ft. sight triangle area; code prohibits <br />signs from being installed in the 35 ft. sight triangle area, Section 1163.17(A). <br />2. A 10.49 sq. ft. variance for total sign area on a building; code permits 110.20 sq. ft., applicant <br />shows 120.69 sq. ft., Section 1163.25(B). <br />3. A 7 in. variance for a wall sign extending closer than 12 in. to the top edge of a wall; code <br />requires 12 in., applicant shows 5 in. distance from top of wall, Section 1163.28(B). <br />
