Deliveries will need to take place during non -business hours as the truck turns show <br />parking spaces impacted by larger vehicles. The applicant has been advised of city business <br />regulations related to deliveries to commercial establishments adjacent to residential property. <br />The six-foot privacy fence along the rear property line will remain. New landscaping is proposed <br />to meet the buffer zone requirements for planting type and density. Street lawn plantings are <br />included to the extent possible along Lorain Road. Landscape irrigation is required and included <br />in the landscape plan notes. Some permeable pavement is proposed in order to meet code <br />requirements for impervious surface. Lighting levels and pole locations are compliant and cut <br />sheets were provided. Signage consists of one wall sign and one ground sign along with the <br />menu board and order station. Variances were granted for height of the wall sign, distance of the <br />ground sign to the property line and for the drive through equipment. <br />Mr. DiFranco said the applicant plans on reusing the existing underground stormwater <br />management system. The system will need to be inspected and a video should be submitted <br />showing the structure is sound and performing as designed. The permeable pavement meets the <br />stormwater quality requirement but should be pavers instead of permeable concrete or asphalt. <br />Mr. O'Malley said the deed restriction does not need action from the Commission but will be <br />addressed by Council. The traffic circulation should be discussed including the Silverdale access <br />as it pertains to the project. <br />Mr. Wellert said the permeable pavement can be pavers to the city's specifications. Ms. Lieber <br />said Mr. Rerko had no architectural comments. Mr. Malone was satisfied with the plant <br />selections, sizes and density. He added that the permeable pavement system follow the ICPI <br />specifications. Multiple planting notes on page C4 should be corrected. Item 7 should say "ANSI <br />Z60.1-2014." Items 8 and 9 should be replaced with ODOT item 661 for planting specifications. <br />Item 11 should say "North Olmsted" not "Streetsboro." Item 12 should reference ODOT item <br />653. The lawn seed mix should be an ODOT certified lawn mix, ODOT item 659. <br />Mr. Schumann thought the current Arby's is in a tough location. He liked the buffering along the <br />rear property line. He was concerned that the Silverdale driveway would be directly across from <br />a residence. Mr. Skidmore said the driveway slopes downward so headlights would not shine <br />into the home. Mr. Wellert did not think there would be much traffic using the Silverdale <br />driveway due to the traffic flow but the home is slightly offset from the driveway. Mr. Skidmore <br />said the existing Arby's sign will be removed once the new restaurant is ready. <br />Ms. Nader asked if HVAC units will be on top of the building, Mr. Wellert said there is an <br />outline of the units shown on A2.1. He said the parapet will be high enough to screen the units. <br />Ms. Nader asked if the masonry trash enclosure would have the same masonry as the building. <br />Mr. Wellert said it would be painted block in Sherwin Williams Rockwood Brown. The masonry <br />enclosure doors will be Trex composite boards on a steel frame, painted to match the block. Ms. <br />Nader thought a brick enclosure to match the building should be installed, Mr. Malone agreed. <br />Mr. Wellert did not think the structure would be visible since the menu board would block most <br />of it. Ms. Nader was concerned about the scale of the enclosure in regards to the size of the <br />property. Mr. Malone was concerned about maintaining painted block. Mr. Skidmore said the <br />
