Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variances for 19- <br />15411; Dorothy Brown; 5580 Porter Road: <br />1. A 3 ft. variance for side yard setback; code requires garages to be set back at least 5 ft., <br />applicant shows 2 ft., Section 1135.02(B)(1)(c). <br />2. A 7 ft. 7 in. variance for rear yard setback; code requires garages to be set back at least <br />10 ft., applicant shows 2 ft. 5 in., Section 1135.02(B)(1)(c). <br />3. A 6.2% variance for excessive rear yard lot coverage, code permits 20% rear yard lot <br />coverage, applicant shows 26.2%, Section 1135.05(B)(2). <br />Motion passed 4-0. <br />19-15433; Richard & Deborah Pava; 5346 Sunset Oval <br />Removed from agenda prior to meeting, no variances are required. <br />COMMERCIAL APPEALS AND REQUESTS <br />19-15444; Jared; 25851 Brookpark Road <br />Representative: Bob Kunzen, Brilliant Electric Sign Co., 4811 Van Epps Road, Brooklyn <br />Heights, OH <br />Proposal consists of a second ground sign. Property is zoned B-3 General Business. <br />The following variance is requested: <br />1. A variance for the installation of a second ground sign on the same zoning lot. The lot does <br />not meet the size requirements to have a second ground sign. Code permits 1, applicant <br />shows 2, section 1163.27(a). <br />The applicant is proposing to construct an additional ground sign on a commercial lot. Currently, <br />one ground sign is installed on the property, which is a multi -tenant sign for Great Northern <br />Plazas. The lot does not have sufficient frontage to qualify for a second ground sign. The sign <br />must meet setback requirements from the right-of-way and spacing from the existing ground sign <br />or more variances will be required. Mr. Kunzen said the second sign will be set back as far as the <br />other ground sign on the parcel. The owner will cut into the parking lot to install curbs and <br />landscaping around the new sign. The proposed sign will be just over 200 feet from the current <br />sign. The tenant is yet to be determined. Mr. Mackey asked about the rationale for a second <br />ground sign since there is no driveway and he was concerned about safety. Mr. Kunzen said the <br />business would like as much exposure as possible in addition to having another incentive to help <br />attract a new tenant. He did not think the sign would be located in visibility triangles or in <br />ingress/egress for properties. Mr. Papotto asked what the 8,500 square foot space shown on the <br />site plan was, Mr. Kunzen said that is the potential business that would need space on the ground <br />sign. Mr. Allain believed most customers access the lot from the south side, not the north side, so <br />he was unsure of what the sign would offer outside of advertising. Mr. Kunzen said it is a way <br />for them to advertise their business to customers who may not be planning on going to Jared <br />initially. Mr. Papotto agreed and did not see the purpose of the additional sign at this time, <br />especially without knowing the signage needs for the new building, Mr. Rahm agreed. Mr. Allain <br />pointed out that larger signs on buildings along Brookpark Road have been permitted on <br />buildings but there are few monument signs on Brookpark Road. He did not think many people <br />driving on Brookpark Road would pay attention to a monument sign and could be confusing <br />since there is not an entrance there. <br />
