20-15817; Bob's Discount Furniture; 26350 Brooknark Road <br />Representatives: Linda Nichols, LAAD Sign & Lighting, 3097 State Route 59, Ravenna, OH; <br />Chris Snyder, Advanced Sign Group, 5150 Walcott Court, Columbus, OH <br />Proposal consists of signage. Property is zoned B-3 General Business. <br />The following variances are requested: <br />1. A 172.96 sq. ft. variance for the maximum sign face area per building; code permits a <br />maximum sign face area of 242 sq. ft.; applicant shows 414.96 sq. ft.; Section 1163.25.B. <br />2. A variance for 5 wall signs; code permits 1 wall sign per building; applicant shows 6 wall <br />signs (Bob's east, Outlet, Delivery, Pick-up, Bob's south, Mattresses); Section 1163.28.A. <br />3. A 48.60 sq. ft. variance for the size of a wall sign (Wall Sign 1.0); code permits a maximum <br />of 100 sq. ft. in sign face area for an individual wall sign; applicant shows 148.60 sq. ft.; <br />Section 1163.28.C. <br />4. A 48.60 sq. ft. variance for the size of a wall sign (Wall Sign 7.1); code permits a maximum <br />of 100 sq. ft. in sign face area for an individual wall sign; applicant shows 148.60 sq. ft.; <br />Section 1163.28.C. <br />Ms. Lieber stated that the applicant proposes a sign package of nine wall signs to be placed on <br />the existing building. Wall sign 4.0 and wall sign 6.0 were not included as they are too small to <br />be seen from the street and are pedestrian scale. Wall sign 8.0 was not included as it is a <br />temporary banner sign. Signs 3.0, 5.0, and 6.0 are along the north face of the building, along <br />Brookpark Road; signs 2.0 and 9.0 are along the east face of the building; and sign 7.1 is along <br />the southern building face, along the Mall Ring Road. Variances are required for sign face per <br />building, number of wall signs and the size of two individual signs. Mr. Snyder said Bob's <br />Discount Furniture is taking over a parcel which was originally designed for multiple tenants. <br />The fagade will be upgraded which is being approved administratively. He pointed out that none <br />of the signs have exceeded the permitted sign height. He reviewed the proposed signs and their <br />locations and described the need for visibility. He pointed out neighboring businesses with <br />additional signage. There will be four sets of illuminated signs and two sets of non -illuminated <br />signs. The large sign on the main elevation would be 23% of the overall sign band and the sign <br />on the south side would be about 21 % of the sign band. Ms. Lieber said the building is very large <br />and has exposure on all sides; therefore it is reasonable that multiple wall signs are permitted. <br />The signs shown are proportional to the building scale and provide for needed visibility. The <br />applicant has worked with staff to reduce their original signage request. Mr. Papotto agreed that <br />the size of the building and proposed signage look proportional. Mr. Mackey welcomed the <br />retrofitting of the facility. <br />Mr. Papotto moved, seconded by Mr. Mackey, to approve the following variances for 20- <br />15817; Bob's Discount Furniture; 26350 Brookpark Road: <br />1.
