Ms. Nader asked on Sheet <br />A2.2, the upper right hand elevation shows the note AS -1 * - what is the *? She asked the <br />applicant to confirm the color and material and whether any HVAC units on the main building <br />will be exposed. Mr. Linscott said they will reuse rooftop units which will be screened. <br />Mr. Olivos asked about traffic circulation, onsite wayfinding particularly at night and expressed <br />concern over pedestrian and vehicle interaction where man doors were adjacent to drive aisles. <br />Mr. Linscott said traffic will be two-way. Bollards could be installed to protect doors. Each <br />overhead door will be labeled and there will be sufficient light for visibility at night. Mr. Olivos <br />felt there is disconnect between the current building and proposed additions. Parapet details and <br />materials need to turn the corner to show depth. Lorain and Dover Center are both main roads <br />and both sides will have visibility. Mr. Linscott did not feel the facade from Dover Center would <br />be overly visible due to neighboring development. Mr. Olivos said the main building west <br />elevation looks unfinished. The Commission suggested continuing the materials and detail of the <br />front elevation around the corner, including parapets, a depth of 20 feet. Also to improve the <br />Dover Center view, extend brick around neighboring garage doors to the brick portion of the <br />west facade facing Dover Center. Mr. Linscott said he could recess Building 2 north side by five <br />feet to protect pedestrian access from driveway. Mr. Olivos also mentioned guard rails need to be <br />repaired. <br />Mr. Anderson asked about the scrub vegetation currently located in the vicinity of Building 2. <br />Mr. Linscott said any scrub on the property would be removed and replaced with lawn in the <br />setback area. Mr. Anderson reminded the applicant to take snow removal into account and said <br />there was not much room on the site for snow storage. <br />The Commission discussed whether the project would be built at one time or phased in. Ms. <br />Lieber said phasing is often used for larger developments with multiple buildings. Also, without <br />a specific end user for the commercial building currently identified, it is more important to <br />secure a quality tenant than build a spec building that may not suit the ultimate business. Mr. <br />Malone said he would accept a temporary landscape plan for the street lawn if the commercial <br />building is not constructed concurrently with the main building, as the final landscape may <br />change based upon user and layout. <br />Ms. Nader moved, seconded by Mr. Schumann, to approve 19-15717: Self Storage at 27048 <br />Lorain Road with the following requirements and conditions: <br />1. Stormwater quantity and quality shall be provided per code; <br />2. Continuous concrete curb around parking areas and drives shall be provided per code; <br />3. Brickscape in the right-of-way shall be installed; <br />4. Rooftop HVAC units for the main building shall be screened; <br />5. Bollards shall be installed at man door locations for safety; <br />6. Existing CMU shall be painted to match new material colors; <br />7. Brick and parapet detail on the front of the main building shall be continued on the <br />west elevation right side for approximately 20 feet; <br />8. Provide brick columns and beams to one adjacent bay to each side of center brick on <br />west elevation of main building; <br />
