on sheet 2.0 are to be removed but will be replaced by other plantings as shown on the landscape <br />plan. Mr. Brossard asked if the fence would connect to the existing Mercedes fence, Mr. <br />Barcikoski said the proposed fence would be about nine feet short of the property line and would <br />be about 32 feet away from the existing Mercedes fence. There are two large trees between the <br />fences that are to remain. Mr. Brossard asked if the applicant would be amenable to adding trees <br />to the resident's side of the fence. Ms. Lieber pointed out that all of the proposed plantings <br />would be on the resident's side of the fence and the landscaping would be reviewed by the <br />Planning & Design Commission. <br />Ms. Lieber supported the Nissan request since it was previously approved by City Council and <br />more landscaping has been included. No lighting would be installed and significant stormwater <br />drainage will be installed as well. Ms. Lieber asked when construction would begin and end, Mr. <br />Fabo said construction would begin as soon as permits can be pulled and would hopefully be <br />finished by the end of summer. Mr. Fabo added that the owner will maintain the landscaping on <br />the resident's side of the fence. Ms. Patton asked how the traffic on Lorain Road would be <br />reduced. Mr. Fabo said some cars are parked down the street and when one is needed, two people <br />drive a car to pick up the other and then drive both cars back to the dealership. This proposal <br />would eliminate the need for offsite car storage so these extra trips would not need to happen. <br />Mr. Mackey thought the project was carefully thought out and presented. Mr. Rahm liked the <br />landscaping and that no additional lighting would be installed. He did not think the neighbors <br />would be negatively impacted by the project. Ms. Patton was glad the fence would be in line <br />with the Mercedes fence and appreciated the landscaping. Mr. Papotto thought the existing pine <br />trees are overgrown and thought the proposal would give the neighbor a much nicer buffer. <br />Mr. Papotto moved, seconded by Mr. Allain, to approve the following variance for 20- <br />16191; Nissan; 28596 Lorain Road: <br />1.
