Mr. Papotto thought any proposal would require a variance based on the rear yard setback. The <br />proposal is as far away from the neighbor as possible and the vegetation should block most of the <br />view of the deck. Ms. Patton did not think the easement would be affected and the stormwater <br />area would not be impacted. <br />Mr. Papotto moved, seconded by Mr. Mackey, to grant the following variance for 20- <br />16778; Bill Watters; 3274 Bridgeport Drive: <br />1. A 20 ft. variance for a rear yard setback for a deck addition; code requires 50 ft., <br />applicant shows 30 ft., Section 1135.06(D). <br />Motion passed 5-0. <br />20-16783; Joseph Davis; 6787 Warrington Drive <br />Representatives: Joseph Davis, owner <br />Proposal consists of a privacy fence on a corner lot. Property is zoned B -One Family Residence. <br />1. A 7 ft. variance for setback of a privacy fence constructed on a corner lot in the side yard <br />abutting a side street; code requires 20 ft., applicant shows 13 ft.; Section 1135.02(D)(3). <br />Note: Applicant is proposing a 6 ft. high solid wood fence. <br />The applicant proposes to install two lengths of a 6 -foot solid wood fence in the rear yard of their <br />corner lot. A 20 -foot setback for a fence of this height is required, the applicant shows a setback <br />of 13 ft. at the closest point to the ROW. Mr. Davis said the variance is requested to maintain the <br />existing fence line at 6782 Chadbourne Drive. The current fence at the neighbor's is a 6 -foot tall <br />shadowbox fence and they would like to continue the fence line with a board -on -board fence. He <br />did not think it would be aesthetically pleasing to have a different fence setback if the 20 -foot <br />setback was met. Mr. Papotto asked if the large trees in the area would be maintained and if the <br />easement would be maintained. Mr. Davis said access to the swale will be open to maintain the <br />vegetation. An 8 -foot gate will be installed to ensure there is enough room for equipment to <br />come in to take care of the trees. <br />Mr. Papotto moved, seconded by Mr. Rahm, to grant the following variance for 20-16783; <br />Joseph Davis; 6787 Warrington Drive: <br />1.
